Mobilisation General Manager - Student Accommodation Location: Chelsea - London Salary £90,000 - £100,000 PA   Job Overview:We are seeking a highly skilled and dynamic Mobilisation Manager to lead the opening of a new luxury student accommodation. This role is critical in ensuring the successful launch of the property, from taking over the building from the contractor to leading marketing and leasing efforts, preparing the building for operational go-live, and assembling the operational team. Key Responsibilities: Building Handover
  • Oversee the transition and handover of the building from the contractor, ensuring that all systems, fixtures, and finishes meet quality standards.
  • Work closely with the construction and project management teams to ensure all snagging issues are resolved prior to operational handover.
Marketing & Leasing
  • Lead the development and execution of a comprehensive marketing strategy to promote the property and attract potential residents.
  • Drive leasing efforts to ensure occupancy targets are met prior to the building's operational launch.
  • Collaborate with external marketing agencies and internal teams to create promotional materials, digital campaigns, and leasing events.
Operational Readiness
  • Ensure the building is fully operational and prepared for residents' arrival, including setting up all services, facilities, and amenities.
  • Coordinate with facilities management to test and commission all building systems (e.g., HVAC, security, plumbing, electrical).
  • Establish operational procedures for resident services, security, cleaning, maintenance, and other essential functions.
Staffing and Training
  • Lead the recruitment, hiring, and training of the on-site operational team, including property managers, leasing agents, maintenance staff, and housekeeping.
  • Develop and implement training programs to ensure all staff are aligned with the luxury standards of the accommodation.
  • Establish a strong customer service culture to provide residents with a high-quality living experience.
Compliance & Safety
  • Ensure the building meets all regulatory requirements and industry standards, including health and safety, fire safety, and accessibility.
  • Maintain up-to-date knowledge of relevant regulations and implement appropriate compliance measures.
Budget & Financial oversight
  • Manage the mobilisation budget, ensuring all costs related to marketing, leasing, and operational set-up are within financial targets.
  • Work with the finance team to ensure accurate reporting of expenses and financial performance during the mobilisation phase.
Stakeholder Management
  • Collaborate with key stakeholders, including investors, contractors, local authorities, and internal teams to ensure smooth communication and alignment throughout the mobilisation process.
  • Provide regular updates and progress reports to senior management on key milestones and challenges.
 Qualifications:
  • Proven experience in project management, property management, or similar roles within luxury residential, student accommodation, or hospitality sectors.
  • Strong leadership skills with a track record of building and managing successful teams.
  • Experience in marketing, leasing, and operational readiness of new developments.
  • Excellent organisational and communication skills, with the ability to manage multiple tasks and stakeholders.
  • Strong understanding of compliance, health and safety regulations, and operational standards in the real estate sector.
  • Financial acumen and experience managing budgets and reporting.
 Preferred Skills:
  • Experience with luxury or premium real estate developments.
  • Knowledge of the student accommodation market is a plus.
  • Proficiency in property management software and marketing tools.
