About the role:
As Commercial Manager, you will oversee a variety of duties and responsibilities on both the pre-construction and commercial sides of the business. You will be responsible for winning new work for the business and will be heavily rewarded for doing so. Further responsibilities will include:

Reviewing tender documentation to assess potential risks, define deliverables, and ensure adherence to regulations.

Conducting on-site inspections and visits as necessary.

Developing scope documents for surveys, investigations, and regulatory compliance processes.

Overseeing the preparation of design briefs, fee proposals, and budget estimates for tender submissions.

Leading the tender submission process, including document preparation and organization.

Managing the planning, programming, and coordination of specialist subcontractors during the design phase.

Evaluating design solutions, exploring value engineering opportunities, and managing Requests for Information (RFIs).

Ensuring compliance with necessary regulatory approvals and industry standards.

Chairing design management meetings at various stages: pre-tender, post-tender, and during construction.

Building and maintaining strong client relationships, effectively managing expectations throughout the project lifecycle.

Ensuring adherence to BREEAM, LEED, and other regulatory standards for environmental compliance.

Requirements:

Degree/Diploma in Design, Engineering, or Construction.

Minimum 5 years’ experience in office design and build construction, with a main contractor.

Knowledge of structural solutions, finishes, services, and regulatory processes.

Strong commercial awareness in tendering.

Excellent analytical, communication, and negotiation skills.

Ability to work collaboratively with internal teams, clients, and external stakeholders.
