Job Title: Externals Manager

Location: West London

Reports To: Project Manager/Senior Site Manager

Job Overview:

The Externals Manager will oversee all external works on a high-end residential project, managing subcontractors and ensuring the delivery of works such as faade, cladding, roofing, external landscaping, drainage, and utilities. The successful candidate will ensure that all external elements are completed to high-quality standards, on time, within budget, and in compliance with health and safety regulations.

Key Responsibilities:

* Site Management:

* Plan, coordinate, and manage all external works on the construction site, including faade, cladding, hard landscaping, soft landscaping, drainage, and external utilities.

* Work closely with the project team to ensure the smooth execution of external works in line with the construction program.

* Supervise subcontractors, ensuring quality control and adherence to project specifications.

* Conduct regular site inspections to monitor progress, quality of workmanship, and safety practices.

* Ensure materials and equipment are ordered, delivered, and stored appropriately for external works.

* Health and Safety Compliance:

* Ensure all works are carried out in accordance with health and safety regulations.

* Conduct regular toolbox talks and ensure all staff and subcontractors are working in a safe environment.

* Identify potential hazards and implement preventative measures.

* Quality Assurance:

* Maintain high standards of workmanship and ensure that external works are completed to client specifications and industry standards.

* Liaise with quality inspectors, architects, and other consultants to ensure compliance with design and specification requirements.

* Address any defects or issues promptly to maintain progress and quality.

* Coordination and Communication:

* Liaise with internal teams, including the project manager, site manager, and commercial team, to coordinate external works with other project phases.

* Act as the main point of contact for external subcontractors and suppliers.

* Provide regular progress reports to senior management and attend project meetings.

* Budget and Scheduling:

* Monitor and manage the budget allocated for external works, ensuring cost-effective execution.

* Track progress against the project schedule, addressing any delays or disruptions to maintain project timelines.

* Ensure accurate record-keeping for materials, labor, and site activities.

* Problem Solving:

* Anticipate and identify issues that may arise during external works, proactively finding solutions to keep the project on track.

* Manage risks related to weather conditions and other external factors.

Qualifications and Experience:

* Proven experience as an Externals Manager or similar role on residential projects, ideally within West London or similar urban settings.

* Knowledge of external works processes, including faade, roofing, hard and soft landscaping, drainage, and utilities.

* Strong understanding of health and safety regulations and CDM (Construction Design and Management) regulations.

* Ability to manage multiple subcontractors and teams effectively.

* Experience with project management software and MS Office suite (e.g., Excel, Project).

* Strong leadership, communication, and problem-solving skills.

Preferred:

* Experience with high-end residential projects or large-scale residential developments.

* CSCS card, SMSTS (Site Management Safety Training Scheme), and First Aid certifications.

* Experience working in West London and familiarity with local planning and construction regulations.
