Package Manager – Structural Package (Tooting Mixed-Use Scheme)

We are seeking an experienced Package Manager for a large-scale, mixed-use development in Tooting, involving new, refurbished, and existing flats, along with non-residential units. The successful candidate will be responsible for managing the delivery of the structural package, ensuring subcontractors meet project timelines, budgets, and design requirements.

This role is site-based in Tooting.

Key Responsibilities:

  • Lead and manage a site team, including subcontractors, suppliers, and third parties, ensuring adherence to health, safety, environmental, and quality standards.
  • Develop and manage the design, construction methodology, programme, and cost for the structural package.
  • Oversee the preparation of resources, procurement, consents, and pre-start documentation for delivery.
  • Supervise, train, and mentor site staff, optimizing their contributions to the project.
  • Review and update site-specific programmes and forecast budgets, monitor progress, and report deviations to the Construction Manager and QS team.
  • Ensure subcontractor compliance with contract conditions, assist in developing job-specific subcontract terms, and manage accounts with the QS team.
  • Ensure timely requisitioning of resources to avoid delays to the construction programme.
  • Report non-conformances and client/designer instructions to the Construction Manager, QA, and QS teams, maintaining accurate records.
  • Maintain a daily site diary, including variations, subcontractor attendance, and discussions with project stakeholders.
  • Implement and monitor inspection and test plans, risk assessments, and method statements.
  • Ensure all health, safety, and environmental policies and procedures are followed.
  • Ensure all team members, subcontractors, and suppliers are informed of relevant policies and updates.

The Ideal Candidate:

  • HNC, HND, or Degree in Building/Civil Engineering or related field.
  • In-depth knowledge of construction techniques, sequencing, and best practices.
  • Strong understanding of construction contracts and their implementation.
  • Ability to work independently and proactively, while also collaborating with integrated teams and external stakeholders.
  • Proficiency in MS Office (Word, Excel, PowerPoint), Document Control Systems, and AutoCAD.
  • Excellent communication skills.
  • Valid CSCS card.
  • Training in Health & Safety and Environmental management.
