The Role

Unite Students is a FTSE 100 business and the UK`s leading provider of purpose-built student accommodation.

We plan to invest £50-£75m p.a. into our £8.7bn investment portfolio to drive financial performance and enhance customer experience. This role is responsible for partnering with the Asset Management team to provide commercial analysis, decision support, planning and forecasting of our investment assets.

What You`ll Be Doing

  • Actively support the team to identify and prioritise opportunities that enhance NAV and Earnings.
  • Support our asset performance review and rolling 5 year forecasting process and work with the asset management team on the creation of asset plans.
  • Provide financial review of Asset Management initiatives and business cases including detailed scenario modelling against hurdle rates.
  • Maintain and continuously improve the Asset Management appraisal model ensuring it is fit for purpose and is up to date with latest business information.
  • Support delivery of commercial unit lease re-gears and other lease events.
  • Provide clear management information on the current and future asset management pipeline, maintaining visibility of forecast costs and returns.
  • Work with the Project Delivery and Finance teams to support the budgeting process for asset management activity.
  • Work with Finance to understand, forecast and report the valuation impact of Asset Management initiatives.
  • Carry out annual post completion review of Asset Management projects to ensure learnings are carried forward to future projects.
  • Support the quarterly/half yearly external valuation process of our investment assets.
  • Communicate and collaborate with other members of the Commercial, Investment and Finance teams to ensure all commercial aspects of any asset management activity are considered and the best possible support is provided to the business.
  • Proactively develop and maintain relationships with the Asset Management function and other business and finance stakeholders.
  • Maintain a good working knowledge of the business, our strategy, activities of our competitors; keep up to date with trends and best practice within own professional area.

What We`re Looking for in You

  • Experienced analyst, preferably in real estate, experienced in investment appraisal, capital planning, valuation and business case preparation.
  • The role is based in London but must be flexible and capable of undertaking travel to our head office in Bristol and other UK locations as required.
  • Excellent communicationskills including inspiring trust and influencing; communicating technical financial information in a clear and commercial manner; adapting style and content for different audiences; and demonstrating a confident, credible and accomplished presentation style.
  • Evidence of working in a fast paced, high change environment and prioritising multiple demands effectively whilst maintaining a high level of accuracy, quality and attention to detail.
  • Excellent analytical skills and Excel/Powerpoint proficiency.
  • The ability to understand, empathise with and deliver against customer needs.
  • Willingness to learn about the wider business. Curiosity and personal drive to be better.
  • Possesses and promotes a positive attitude, with the ability to adapt swiftly and a willingness to undertake challenging tasks.
