Main purpose of the Job.

  • To be responsible for the delivery of a customer focused reactive maintenance service.Proactively engaging with tenants to provide support, advice, and interventions to ensure that properties are effectively maintained, all repairs are undertaken promptly and to high standards, contractors are monitored and supervised ensuring performance targets are achieved and high levels of customer satisfaction is attained.

SUMMARY OF SPECIFIC RESPONSIBILITIES AND DUTIES

  1. Instructing routine maintenance repairs, liaising with contractors and tenants regarding repairs, specifications, access arrangements and timescales.
  2. Carrying out void inspections and instructing work to meet the TMOs void standard and monitoring progress of same.
  3. Assist in managing the repairs and maintenance budget, identify opportunities for cost saving and efficiency improvements.
  4. Ordering & dealing with straightforward repairs requests & queries using the computerised Housing Management Repairs Systems.
  5. Scrutinise completed job tickets/invoices for accuracy and value for money and to deal with any irregularities prior to authorising payment.
  6. Post-inspect completed works and check works in progress to ensure all work is carried out to required quality. Undertaking tenant consultation exercises and satisfaction surveys.
  7. Preparing Maintenance report for monthly committee meeting
  8. Identifying potential insurance claims and liaising with other relevant Council section.
  9. Attending committee meetings as require.
  10. Providing advice and information to tenants who enquire about making alterations and improvements to their home. Ensuring that permission for alterations and improvements is granted or refused in accordance with the Councils Policy. Maintaining a register of permissions were granted or refused.
  11. Prepare management reports for legal and insurance purposes and attending court as an expert witness if required.
  12. To consult with the Council at the earliest opportunity and submit a major works referral. Ensure the council comply with requests the TMO makes in response to consultation about proposed Major Works.
  13. To assist the TMO Manager in the preparation of appropriate Tender & Contract documentation
  14. To assist with the enforcement of tenancy conditions in relation to repairs, damage, or neglect.
  15. Generally, ensure that all contractors for Wyke TMC are competent and carry out the work incompliance with all Health and Safety legislation.
