Working Hours: 7am - 19:00pm - Saturday and Sunday.

Our client has a long track record of successfully managing large complex residential development on behalf of institutional investors, developers and resident's management companies, their services cover every aspect of property oversight providing their clients and residents with professionalism and proactive management
Responsibilities:
- All residents are to be greeted in a polite, professional manner using either their name or "Sir" or "Madam".
- Emails should be checked every 10 minutes throughout the period of your shift.
- Email email the PM at the start and end of every shift.
- To ensure that all visitors and contractors are signed in and out of site via the appropriate form or book.
- Immediately report any repairs they see to the PM
- Assist residents and contractors
- Safe storage of packages if resident is unavailable when delivery arrives (to be stored for no more than 48 hours unless prior consent is requested by the resident for an extension)
- All packages to be logged through the Engage Portal with the resident's name, flat number and date package arrived. If Engage not yet available for the site, please log the above in a book or form at Front Desk
- Provide assistance for residents who may be struggling with heavy luggage or shopping
- Issuing contractors with keys, fobs, and access codes when they have signed into the registration book (contact details must include name & mobile telephone number). This should only be done with the expressed written consent from the PM/FM
- Showing contractors around who are not familiar with the site when necessary
- Arranging parking permits or parking exemptions for contractors when necessary
- Ensuring all keys/fobs that have been signed-out are returned to Front Desk before the end of the day
- Must ensure any Buildings Insurance and/or Public Liability Insurance Certificate are displayed on site notice boards are current and in date.
- Notices must be removed and replaced when updated
- Report any fire alarm panels, emergency lighting, dry risers and/or smoke detection systems which are found beeping or faulty.
- All Front Desk and lobby areas must be kept clean and tidy at all times.
- Provide the cleaners with TORT removal notice template to be placed on all personal items being stored in the communal areas. Upon expiration, and if item(s) not removed, please notify the PM
- To ensure that no bicycles are brought into the building. Residents to be reminded that they must use the cycle store
- Check the cycle and bin stores (or instruct the cleaners to do so), to report back any stolen bicycles and/or dumped items that require removal.
- Walk around the site to check for criminal activity, look out for broken/faulty locks and report any other site repairs to the FM as necessary.
- Direct cleaners to remove wall scuffs, as this is something every resident will notice as they enter the building. Scuffs to be removed by sugar soap or magic sponges.
