- Create and maintain strong client relationships with leaseholders and freeholders.
- Conduct regular property visits to ensure buildings are maintained to a high level of excellence.
- Ensuring Section 20 planned maintenance is adequately budgeted for and carried out in line with the lease/directors’ wishes.
- Know the buildings inside out in order to create planned maintenance schedules.
- Use mediation and patience when attending AGMs for the buildings, as well as taking accurate minutes.
- Keep an eye on day-to-day expenditure and maintain a grasp of all service charge accounts.
- Ensure all buildings are up to date with the latest regulations (fire regulations, health & safety requirements, Legionella etc.)
- Has minimum 12-18 months experience of working within a Block Management position.
- Exceptional planning & organizational skills.
- Superb ability to communicate in person, over the telephone and via email.
- Is a strong team player and aims to make the unit stronger.
- Is driven & committed to excelling at the job at hand.
- Naturally inquisitive with an aptitude for problem solving.
- Ability to use Microsoft Office competently.
- This is a permanent position based in Kensington.
- The hours of work are a mixture of 8:30am-6pm, 9am-6pm and 8:30am-5:30pm across a Monday to Friday week.
- This position pays a basic salary of up to £42k. You can also earn additional commission in the region of £2k.
- 20 days annual leave allowance, plus Bank Holidays and additional time for Christmas office closure.
- The properties are within easy reach of the office so a full UK driving licence is not required.
