Senior Asset Manager - Asset Specialist - OUR CLIENT is an expanding international group who have made 'big ticket’ commercial real estate investments globally and in the UK property market. As they continue to grow and progress their UK business and next stage of their investment activity, they have instructed us to help them employ an experienced Senior Asset Manager/ specialist to take responsibility for their existing commercial assets in London.

THE ROLE RESPONSIBILITIES for the Senior Asset Manager will include:

  • Formulating and implementing asset management strategies and business plans in line with the business unit’s vision and to drive revenue.
  • Carrying out investment appraisals for new transactions, comparing them to annual budgets and making recommendations on their implementation to the Director.
  • Overseeing any asset enhancements, sustainability initiatives or other major capital projects for the portfolios.
  • Responsible for delivering profit and loss and balance sheet of the portfolio under management and producing monthly reports covering assets financial performance, leasing status, rental collection, building operations, etc.
  • Managing service providers including the on-site property management team, external solicitors, letting surveyors for new leases, and lease advisory teams for rent reviews.
  • Building and maintaining trusted relationships with both internal and external stakeholders.
  • Reviewing annual service charge budgets for the subject properties, ensuring these both meet the needs of the occupiers and landlord and verifying expenditure follows the RICS Service Charge Code of Practice.
  • Assisting the Director in building strong relationships with tenants / Customers relations and participating in meetings and negotiations.
  • Working with colleagues to promote community in the buildings and encouraging Customers to engage in events.
  • Assisting headquarters in the formulation and implementation of the investment strategy, acquisitions and takeover processes for new UK assets. If required, source and advise upon potential UK investment opportunities across.
  • Promote corporate culture with service providers/business partner.

THE PERSON and SKILL REQUIREMENTS for Senior Asset Manager role:

  • Chartered Surveyor (MRICS) or equivalent.
  • Deep understanding of current real estate market conditions and relevant statutory frameworks.
  • Strong 'hands-on’ experience in asset management with good exposure to all aspects including leasing, rent reviews, projects, procurement and sustainability.
  • Suitable track record of managing a commercial portfolio of size, scale and complexity in the UK - ideally London.
  • Exposure to real estate acquisitions and good track record of property transactions would be helpful.
  • Strong market connections and network.
  • Strong business and financial acumen.
  • Effective interpersonal, influencing and problem-solving skills.
  • Service oriented, self-motivated, excellent communication and articulation skills.
