Our client, a leading social housing provider, is seeking an exceptional Reactive/Repairs Site Manager to join their dynamic team. This critical role will involve overseeing a team of operatives to ensure the timely and effective delivery of responsive repairs and maintenance services to tenants across a designated area.
Key Responsibilities:
- Lead and motivate a team of operatives, including tradespeople such as plumbers, electricians, and joiners.
- Respond promptly to emergency repair requests and ensure timely resolution.
- Plan and schedule work effectively to maximise efficiency and minimise disruption to tenants.
- Conduct regular site inspections and quality checks to ensure work is completed to the highest standards.
- Ensure compliance with all relevant health and safety regulations, including conducting toolbox talks and ensuring safe work practices.
- Utilise relevant software systems (e.g., IMPACT, ServiceNow) to track work orders, monitor progress, and generate reports.
- Build and maintain strong relationships with tenants, contractors, and internal stakeholders.
- Proactively identify and resolve any potential issues that may arise.
Essential Criteria:
- Proven experience as a Site Manager within the social housing sector, with a strong focus on reactive maintenance.
- Excellent communication, interpersonal, and organisational skills.
- Ability to work independently and as part of a team.
- Strong 1 understanding of building regulations and relevant health and safety legislation. Â

- Valid SMSTS, SSSTS, and First Aid certificates.
- Hold relevant construction qualifications (e.g., NVQ Level 3 in Construction Site Supervision).
- Valid CSCS card.
- Experience using relevant software systems for work order management.
Desirable Criteria:
- Experience in managing a diverse team of operatives.
- Knowledge of building regulations relating to accessibility.
- Experience in implementing and improving operational processes.
