PURPOSE OF THE ROLE:
Thepurposeofthispositionistoberesponsibleforthemanagementanddeliveryof:
- ConstructionrelatedcapitalandrevenueworksacrosstheNCPestate.
- Procurementstrategyforallaspectsofrepairandmaintenanceworks.
- Ensure the entire property portfolio complies with all aspects of legislation relating to its operational safety.
- Assist with the management ofallaspectsofplannedandreactivemaintenance.
- ProvidecleardirectiontotheHeadofTechnicalServicesaroundthedeliveryof maintenance across the estate and any emerging legislative changes.
DeliverallworksprojectsandPPMwithinbudget,on time and tothe prescribed standards.
MAIN RESPONSIBILITIES:
- ReportingtotheHeadofTechnicalServicesonaregularbasistoappraiseof alldevelopmentsandhighlightanyrisks/opportunitieswhichmayexist.
- GeneratingmonthlyreportstoinformthewiderbusinessofallaspectsofPPM andReactiveMaintenanceprogress andexpenditureagainstagreed budgets and KPIs.
- ProvidingM&Etechnicalsupporttobuildingsurveyingcolleagues.
- Providingtechnicalguidancetooperationalcolleaguesatalllevelsofthe business.
- Managing,supporting, developing and maintaining costcontrol over theoutsourcedFacilitiesHelpDesktoensurethatwhatisdeliveredisbestsuited to the business.
- Managingthedatastorageofallstatutorydocumentationtoprovidealifecare plan/historyinlinewithallprevailinglegislation.
- AttendingkeymeetingswithProperty and Operationalcolleaguestodiscuss andagreeresolutionstositebasedchallengeswhichhaveanengineering involvement.
- Providinganengineeringinputintonewbusinessventures where thereisa requirementtoassessnewsites.
- Regularlyreview estimatesfor reactive and planned worksand beable to demonstratethatthecompanyisalwaysachievingbestvalue.
- Maintaining good communications with all sectors of the business andrespondingtocolleaguesrequestsforsupportinatimelymanner.
- Maintainingadetaileddatabaseofstatutorytestingthatmustbecarriedout andmakerepresentationtotheHeadofTechnicalServicesforinclusionwithin theHealthandSafetycapitalreplacementregime.
- Reviewingenergysavinginitiativesandpreparebusinesscaseasand where necessary.
- ConductingregularmeetingswiththeFM team toensurethatbudgetsarebeingmaintainedinlinewithexpectation.
- Carryingoutsite visits onaregularbasisandliaisingwiththirdparties, LandlordsandTenants onanyengineeringrelatedissuesthatrequire a resolution.
- Providingdetailedmonthlyreportsforthewiderbusinessadvisingallpartiesof progressagainstexpenditure,reactivemaintenanceandPPMdeliveryKPIs
- Contributingtotheoveralldeliveryofthecompanybudgetanddefiningannual budget for PPM.
- Ensuringthatwork specificationsforCapEx, OpExandPPMworks fullymeet the requirementsofthe end userboth in terms ofstatutorycompliance, durability and cost.
- Responsibilityfortakingreasonablecareforthehealthandsafetyofyourself andotherswho maybe affectedby youracts, andto takemeasuresinthe promotionandmaintenanceofhealthandsafetymeasures.
- Theroleholdermaybeaskedtoundertakeotherduties,asrequired,which arenotnecessarilyspecifiedinthisroleprofile,butwhicharecommensurate withthegradeforthisrole.Itmaybeamendedfromtimetotimewithinthe scopeandgenerallevelofresponsibilityattachedtothisrole.
Although the role is based out of Head Office in London there will be a requirement to visit sites across the South in order to carry out the role.
REQUIREMENTS:
Qualifications/technical skills
- DegreeeducatedinanElectrical&Mechanicalengineeringdiscipline.
- Corporatemembershipofaprofessionalinstitution(CIBSEorequivalent).
- FullcleanUKdrivinglicence.
- Excellentcommunicationskills
- A good technical understanding of the Electrical Regulations, HASAWA 1974, CDM,waterby-lawsandallotherrelatedstandardsandrequirementsonewould expect to encounter in fulfilling this role.
- Abilitytoestablisheffectiveworkingrelationshipswithawiderangeofstake holders both internal and external.
- Abilitytomaintainanddevelopengineeringperformancespecificationsand schedule of works for minor and major projects
- Provideaconsistentapproachinensuringthatprojectdeliveryisachievedwithin budget and time constraints.
- Enthusiasticandorganisedapproachtotimemanagementandwillingnessto travel.
- Abilitytodeliveraconsistentlyhighstandardofcustomersatisfactionatalllevels of the business
Knowledge & Experience
- Significantexperienceinasimilarenvironmentmanagingamultisitedportfolio across the UK with various technical installations.
- Experience of readily identifying cost savings and improvements that can be achievedandhavingtheconfidencetopreparebusinesscasestosupportthe initiative.
- Excellentunderstandingofthetechnical,commercialandlegalissuesaffecting M&E estates matters.
- Knowledgeandexperienceofprojectmanagementandprocurement
