- Oversee day-to-day block operations, including maintenance, repairs, and financial management.
- Build and maintain strong relationships with residents, leaseholders, and suppliers, addressing queries and concerns promptly and professionally.
- Conduct regular site inspections to ensure compliance with health and safety regulations, building codes, and legislation.
- Manage contractors and service providers, ensuring adherence to standards and agreements.
- Prepare and manage service charge budgets, monitor expenses, and deliver accurate financial reports.
- Handle annual service charge invoicing and budgets, and proactively chase overdue balances.
- Maintain detailed and accurate records related to block management.
- Stay updated on changes in property legislation and ensure compliance.
- Identify and resolve issues in block management, providing effective solutions while mitigating risks.
- Collaborate with internal teams, including accounts, legal, and property management, to ensure seamless service delivery.
- Handle LPE1s, other notices, and insurance renewals/claims.
- Prepare and present budgets for tenders and attend tender meetings.
- Qualifications: IRPM, RICS, or ARMA (essential).
- Experience: Minimum 3 years in block management, ideally in London or similar urban settings.
- Licensing: Manual driving licence (essential).
- Knowledge: Strong understanding of property legislation, including the Landlord and Tenant Act, Health and Safety regulations, and Section 20 procedures..
