Block Manager Join a dynamic property management company with a rapidly expanding portfolio, including owned and third-party landlord properties. Key Responsibilities
  • Oversee day-to-day block operations, including maintenance, repairs, and financial management.
  • Build and maintain strong relationships with residents, leaseholders, and suppliers, addressing queries and concerns promptly and professionally.
  • Conduct regular site inspections to ensure compliance with health and safety regulations, building codes, and legislation.
  • Manage contractors and service providers, ensuring adherence to standards and agreements.
  • Prepare and manage service charge budgets, monitor expenses, and deliver accurate financial reports.
  • Handle annual service charge invoicing and budgets, and proactively chase overdue balances.
  • Maintain detailed and accurate records related to block management.
  • Stay updated on changes in property legislation and ensure compliance.
  • Identify and resolve issues in block management, providing effective solutions while mitigating risks.
  • Collaborate with internal teams, including accounts, legal, and property management, to ensure seamless service delivery.
  • Handle LPE1s, other notices, and insurance renewals/claims.
  • Prepare and present budgets for tenders and attend tender meetings.
Requirements
  • Qualifications: IRPM, RICS, or ARMA (essential).
  • Experience: Minimum 3 years in block management, ideally in London or similar urban settings.
  • Licensing: Manual driving licence (essential).
  • Knowledge: Strong understanding of property legislation, including the Landlord and Tenant Act, Health and Safety regulations, and Section 20 procedures..
