Role Overview

This is an exciting new opportunity to work as a Commercial Property Manager in Central/West London to manage a diverse and high-end portfolio of property across a well-known estate. This is a great opportunity for someone who is looking to progress, grow and develop within a well established company.

Company overview:

Our client is an established asset owner with property interests in both London and other parts of Southern England. This role is working within their London team, which is a close-knit group of people that oversee the lettings and management of their estates commercial and residential portfolio. Due to the nature and size of the team, this role will be more diverse than most and will give the person the chance to be more involved in a range of aspects of delivering exceptional service to their tenants.

Commercial Asset & Property Manager - Duties:

  • Responding promptly to tenant queries and building strong relationships
  • Managing day-to-day property maintenance to ensure issues are addressed promptly and to a high standard
  • Conducting regular property inspections, including prior to lease expiry/renewal, to monitor lease compliance in terms of health and safety, repair, and decoration
  • Overseeing health and safety inspections in line with legislation, instructing remedial works as needed, and maintaining all relevant documentation in the property management system (QUBE)
  • Managing contractors and ensuring adherence to safe working methods, risk assessments, and method statements
  • Overseeing insurance claims
  • Liaising with the professional team on refurbishment projects
  • Conducting due diligence for new lettings, including coordination with lease advisory consultants
  • Coordinating rent reviews and lease renewals
  • Liaising with solicitors on tenancy documentation
  • Assisting in implementing the investment strategy for the commercial portfolio, including property sales, acquisitions, due diligence, and preparing reports
  • Executing strategic plans for properties, including securing and implementing planning permissions
  • Project managing refurbishments and developments, liaising with professional teams
  • Assisting with the preparation of annual estate budgets and service charge budgets
  • Reporting complaints, accidents, or near misses to the Head of Urban

Commercial Asset & Property Manager - Profile:

  • Previous experience in Commercial Property Management
  • RICS

Salary guide: Circa £45,000 DOE Hours: Mon to Fri 8.30/9am to 5/5.30pm21 days + bank holidays, group pension after 12 months
