Associate Director, Origination - Real Estate Development Finance

Our client is a fast growing real estate private credit firm specialising in the provision of full-stack and junior finance for property development and asset management opportunities.

Through their FCA-regulated investment platform, they enable global investors to access institutional-grade real estate opportunities across the UK, leveraging innovative technology to eliminate traditional barriers to entry.

As part of their ambitious growth plans, they are seeking an Associate Director, Origination to join their dynamic team. This role presents an excellent opportunity for a driven professional to contribute to their growing portfolio and play a key role in achieving their funding objectives.

The Role

As an Associate Director, Origination, you will take the lead in sourcing, structuring, and closing real estate finance transactions. Working closely with their established network and your own contacts, you will originate high-quality opportunities that align with the firm's funding criteria.

You will oversee the entire deal lifecycle-from initial analysis and due diligence through to negotiation and drawdown. In addition, you will contribute to strategic process improvements to enhance the business's overall funding capacity.

This is a hands-on position within a fast-paced environment, offering exposure to every stage of the investment process, significant progression opportunities, and a high degree of autonomy.

Key Responsibilities
  • Business Development & Origination: Identify and secure new opportunities in line with the company's funding criteria.
  • Deal Structuring: Negotiate funding terms and develop financial structures that balance the needs of both borrowers and the company.
  • Credit & Risk Assessment: Prepare and present comprehensive credit proposals to the credit committee, including detailed financial modelling, sensitivity analysis, and risk mitigation strategies.
  • Due Diligence: Lead the coordination of due diligence processes with internal teams and external professionals, such as valuers, project monitoring surveyors, and legal advisers.
  • Legal & Documentation: Oversee legal processes in partnership with in-house counsel and external advisors to ensure efficient transaction closures.
  • Portfolio Management: Collaborate on business plans for funded projects and provide strategic input on origination activities.
Candidate ProfileEducation:
  • Undergraduate degree (minimum 2:1).
Experience:
  • 6+ years of experience in real estate lending or investment.
  • Proven track record of independently originating and closing senior and mezzanine transactions. A list of successfully closed transactions is required.
Skills:
  • Strong financial modelling skills, including development cashflow modelling.
  • Proficiency in Microsoft Excel, Word, and PowerPoint.
  • Excellent communication and negotiation skills, with the ability to influence stakeholders and manage timelines.
  • A proactive, entrepreneurial approach with attention to detail and adaptability.
  • Ability to thrive under pressure in a team-oriented environment.
