Dove & Hawk are working with a reputable private property company with an extensive portfolio of both commercial and residential properties. They are looking to hire a Senior Commercial Property Manager to oversee a diverse portfolio of multi-occupied properties, including office buildings in Central London and the West End, high street retail spaces, industrial sites, and mixed-use properties. The successful candidate will demonstrate strong leadership, management, and financial skills in delivering high-quality facilities management services.

Duties/Functions of the role:

  • Lead by example in the delivery of facilities management services across various property types, ensuring the efficient operation of buildings in Central London, the West End, and nationwide locations.
  • Supervise on-site staff and manage the procurement of service contractors for maintenance and contractual duties across the managed properties.
  • Prepare and manage service charge budgets, working closely with the service charge accounts team to ensure accuracy and alignment.
  • Assist in the preparation of financial forecasts and annual maintenance expenditure, ensuring budgets are adhered to and expenditures are controlled.
  • Liaise with the accounts team regarding funding availability and manage expenditure on a monthly basis to ensure financial oversight and accountability.
  • Streamline contractor invoices to ensure timely processing and compliance with contractual agreements.
  • Approve all invoices within the specified authority limits and ensure they are aligned with agreed budgets and service contracts.
  • Act as the primary point of contact for tenants, addressing all issues related to the landlord's common areas.
  • Interpret lease clauses, liabilities, and obligations to ensure compliance and effective management of property-related matters.
  • Manage the setup of new management instructions for multi-occupied service charge properties, including apportioning service charge liabilities and reviewing and setting service charge budgets.
  • Possess a solid understanding of property management accounts functions, including credit control, handling tenant service charge queries, and managing general enquiries.
  • Ensure the implementation and ongoing compliance with all necessary Health and Safety procedures across the managed properties, safeguarding both tenants and staff.

Requirements of the role:

  • At least 5+ years' prior experience working in a Commercial Property Management role.
  • IOSH or NEBOSH Qualification would be helpful but is not essential.
  • Excellent people/communication skills.
  • Strong understanding of understanding leases and interpreting maintenance & repair responsibilities.
  • Good IT Skills (Microsoft Office, Horizon Property Management software or equivalent).
