Position Title: Senior Property ManagerLocation: Central LondonHours: 40 per weekSalary Range: £60,000 - £65,000

Role Overview:This role focuses on delivering outstanding residential and property management services for a large-scale mixed-use development. Reporting to the Residential Director, the manager will play a pivotal role in ensuring a high standard of service for residents and leaseholders while supporting the client's vision of creating a vibrant, efficient community.

Key Responsibilities:

Property Management:

  • Oversee day-to-day leasehold management operations, working closely with residents, leaseholders, and internal teams.
  • Act as the primary point of contact for resident associations, ensuring regular communication and effective management of queries and updates.
  • Coordinate site-wide communications, including newsletters, updates through a resident app, and other platforms.
  • Chair or co-chair meetings with resident groups and lead focus sessions to address specific issues.
  • Manage service contracts, particularly for concierge services, and ensure high levels of customer service are maintained.
  • Collaborate with technical and operational teams to address maintenance requirements efficiently.
  • Assist in preparing and monitoring the annual service charge budget, reconciling accounts, and providing variance analysis.
  • Handle insurance claims, ensuring timely reporting and updates to the broker.
  • Develop and implement policies and procedures in alignment with lease agreements, ensuring clear communication to residents.
  • Act as an escalation point for complex queries or issues requiring detailed leasehold knowledge.

Resident Engagement:

  • Lead Section 20 consultations, explaining the process to stakeholders and addressing observations.
  • Foster strong relationships with leaseholders, ensuring consistent and open communication.
  • Support internal teams to meet key performance indicators (KPIs) set by the client.
  • Contribute to enhancing the resident experience through community events and app-based engagement.

Health & Safety:

  • Ensure compliance with health and safety regulations by implementing best practices and maintaining accurate records.
  • Regularly review safety policies and procedures, adapting as necessary.

Skills and Experience Required:

  • Qualified to MIRPM level, with AssocRICS preferred.
  • Minimum 5 years of experience in residential property management, including at least 3 years in a senior role.
  • Strong understanding of residential leases, landlord and tenant legislation, and RICS service charge codes.
  • Proven financial acumen, including budget preparation, forecasting, and variance analysis.
  • Excellent communication and leadership skills, with the ability to engage effectively with stakeholders at all levels.
  • Experience in managing utility contracts and environmental systems.
  • Competent in IT systems and resident communication platforms.
