My client is seeking an accomplished Head of Disrepairs to lead efforts in reducing disrepair cases and delivering an outstanding repairs service that aligns with their ambitious customer strategy.

Head of Disrepairs Overview

This role is instrumental in managing housing disrepair, requiring a blend of leadership, technical expertise, and a resident-focused approach to ensure properties are safe, compliant, and meet the high standards expected by tenants. By leading a team of property professionals, the Head of Disrepairs ensures swift, effective resolution of disrepair cases, coordinates the legal aspects of disrepair protocols, and maintains a resident-centred strategy to improve the overall housing experience. With a focus on legislative compliance, cost efficiency, and quality control, this role supports organisational goals and enhances resident satisfaction.

Key Responsibilities

  • Leadership & Team Development: The Head of Disrepairs fosters a high-performance team culture, committed to continuous improvement in service delivery. This involves supporting team members through change initiatives, setting clear objectives, and aligning team efforts with customer needs. A strong emphasis on collaboration underpins this role, aligning with the organisation's Better Together strategy to improve repair processes and resident satisfaction.
  • Operational Oversight: Key to the role is ensuring thorough and timely property inspections and disrepair assessments. Responsibilities include managing inspection records, scheduling revisits, and producing regular reports on trends and property conditions. The role requires astute budget management, forecasting, and resource allocation to ensure cost-effective operations. Using data to assess and enhance service quality and minimise future disrepair risks is essential.
  • Collaboration Across Departments: The Head of Disrepairs champions resident needs, working closely with internal teams such as Operations, Asset Management, and Estates, as well as contractors, to ensure properties meet current and future standards. This role advocates for residents, addressing and escalating issues as necessary to ensure outcomes prioritise resident satisfaction. Coordination with HR, IT, and other central services supports broader organisational goals, enhancing overall service delivery.

Essential Skills and Qualifications

The ideal candidate will have experience leading repair-focused teams, managing contractors, and in-depth knowledge of disrepair legislation, statutory regulations, and compliance standards. Strong communication, leadership, and problem-solving skills are crucial, allowing the candidate to provide strategic guidance across teams. Desired qualifications include a relevant technical or building management certification, such as an HND in building surveying or membership in the Chartered Institute of Building (CIOB).
