Block Manager - Developer - Key Duties:

  • Conduct regular site inspections to ensure compliance with health and safety regulations, building codes, and relevant legislation
  • Develop and manage service charge budgets, monitor expenditure, invoicing to leaseholders and provide accurate financial reports to clients and stakeholders
  • Build and maintain positive relationships with residents, leaseholders and suppliers, dealing with enquiries, concerns, and requests in a professional manner
  • Manage the day-to-day operations of blocks, including maintenance, repairs, budgeting, and financial reporting
  • Collaborate with other internal teams, accounts, legal etc to ensure smooth operations and efficient service
  • LPE1’s & other notices
  • Manage insurance renewals and claims
  • Maintain accurate and up-to-date records, files, and documentation related to block management activities.
  • Keep up to date with changes in legislation and regulations and implement necessary changes to ensure compliance.

Block Manager - Developer - Person Profile:

  • Previous experience in Residential Block Management
  • AIRPM/MIRPM (ATPI/MTPI) qualification or on way to completing it
  • Manual Drivers License essential
  • Experience in budgeting, financial reporting, and financial management
  • Strong knowledge of relevant legislation and regulations, including Landlord and Tenant Act, Health and Safety regulations, and Section 20 procedures
  • Working knowledge of Blocks Online software desirable but working experience of property management software is essential
  • Attentional to detail, organisational skills and time management are key to success.
