Lettings/Property Administrator - Wimbledon - £30,000 - £35,000 PAI am currently working alongside a market-leading, multi-branch estate agency who are looking for a driven Property Administrator/Lettings Administrator to join their growing team at their prestigious Wimbledon office.An opportunity to join a friendly, collaborative environment and the chance to grow with one of the UK's most established brands. You person will be a key member of their team, supporting the directors and contributing to the company's success.The role involves taking responsibility for the property portfolio and dealing with general administration.You will be joining a a close-knit team managing a carefully curated small property portfolio. As the workload is manageable, you will have the opportunity to be hands-on with various aspects of daily operations. These include greeting and registering walk-in prospective tenants, addressing client inquiries, and assisting with administrative tasks to support the smooth running of the business. Duties/Responsibility:

  • Booking viewings and registering new tenant enquiries
  • Creating new Property and Landlord records on Reapit and importing them into Goodlord
  • Issuing Landlord TOBs via Goodlord
  • Drafting new Tenancy Agreements via Goodlord
  • Regularly updating property and tenancy records on RPS and Goodlord
  • Referencing and re-referencing tenants when needed, with Rightmove Referencing and Goodlord
  • Registering and returning deposits via the DPS Custodial scheme and managing disputes if necessary
  • Booking and arranging Gas Safety Inspections, EPC's & EICR's and other safety certification where required
  • Arranging check in/check outs inventories
  • Arranging pre-tenancy cleans
  • Ensuring rent payments are up to date, chasing overdue rents, and issuing late rent letters using our templates
  • Undertaking tenancy renewals and dealing with notices from tenants
  • Serving Section 8 and Section 21 notices; with awareness of upcoming changes under the Renters (Reform) Bill
  • Monitoring Court applications
  • Submitting claims to insurance companies
  • Carrying out periodic property inspections and writing up inspection reports for Landlords
  • Arranging contractors to attend and resolve maintenance issues
  • Ensuring that all invoices for instructed works are correct, approved by landlord, and processed on RPS and Goodlord

Requirements

  • Experience using Reapit CRM Software! A MUST
  • Minimum of 2 years' experience in a Lettings PM Administrative role
  • Previous experience as a Property Manager or Lettings Administrator of minimum 2 years
  • Strong written and verbal communication skills
  • Excellent attention to detail and accuracy
  • Ability to prioritise workload and have a flexible approach
  • Be able to prioritise tasks effectively and adopt a flexible approach
  • Work well both independently and as part of a team
  • ARLA qualification (preferred but not essential)

  • Salary: £30,000 - £35,000 per annum DOE
  • Office Based Days & Hours: Monday - Friday, 9:00 am - 6:00 pm
