Lettings Manager

Southwest London

Base salary: £30,000 to £35,000 DOE + £60,000 OTE

An award-winning property agency with an excellent foothold in Southwest London is looking for a Letting Manager to lead their Lettings team with a developed 'hot' desk.

This Lettings Manager role is paying up to £60,000 OTE and offers training, a car allowance, and an active warm desk.

This is an ideal role for an experienced Lettings Manager who may be looking to work closer to home with an established boutique agency, or a Senior Lettings Negotiator who is now looking for the next step up.

The offices are in a very accessible area, close to shops, excellent pubs and restaurants with lovely riverside views - perfect for a lunchtime walk! This is a great team with a friendly inclusive atmosphere and an excellent open, collaborative, and social environment.

Responsibilities:

  • Manage Team:
    • Oversee two lettings negotiators and an administrator.
    • Provide guidance, leadership, and enforce company procedures.
    • Ensure staff safety and clients' interests protection.
  • Property Inspection & Valuation:
    • Inspect and evaluate properties for clients.
    • Provide advice on legislation and landlords' obligations.
    • Promote company services and seek new instructions.
    • Deliver written property appraisals via post, hand, or email.
  • Commission and Terms:
    • Negotiate commission terms favourably for the company.
    • Ensure clients sign the company's terms and conditions upon instruction.
  • Legislative Compliance:
    • Confirm properties meet legal standards (Energy Performance Certificate, Gas Safety, etc.).
  • Follow-ups:
    • Re-engage past appraisals that didn't convert.
    • Chase instructions captured by other agents.
  • Property Listings:
    • Register and detail properties with photos and floor plans when necessary.
    • Advertise on company website and other property portals.
  • Morning Meetings:
    • Host daily meetings at 08.45am with negotiators.

Person Specification

  • Prior experience in Lettings is required.
  • Prior experience as a Lettings Manager or 3+ years of experience as a Lettings Negotiator.
  • Strong local knowledge of South West London and the property market.
  • Full, clean driving licence.
