Founded by Chinese directors and with a sister office in Shanghai they have a significant portfolio of wealthy overseas landlords and are now looking to grow their local landlord market across Prime Central London.  They specialise in providing high-quality rental properties and exceptional service to both landlords and tenants.Job Description: We are seeking a motivated and enthusiastic Lettings Negotiator to join the JC Living team. The successful candidate will play a key role in managing the letting process, from sourcing new rental properties to negotiating tenancy agreements and ensuring a smooth move-in process for tenants.Key Responsibilities:
  • Act as the main point of contact for landlords and tenants, addressing their queries and concerns promptly and professionally.
  • Arrange and conduct property viewings, providing potential tenants with detailed information about the properties and the local area.
  • Promote available properties through various marketing channels, including online listings, social media, and local advertising.
  • Negotiate rental terms and conditions with landlords and tenants to ensure mutually beneficial agreements.
  • Handle tenant applications, including conducting reference and credit checks, and ensuring all necessary documentation is completed accurately.
  • Prepare and manage tenancy agreements, inventories, and other related documentation.
  • Ensure all properties comply with the necessary health and safety regulations and other legal requirements.
  • Build and maintain strong relationships with clients to encourage repeat business and referrals.
  • Stay up-to-date with local property market trends and provide clients with informed advice.
  • Build strong relationships with the property managers in order to have a seamless handover once the tenancy is agreed.
Qualifications and Skills:
  • 12-18 months minimum experience in a similar role within the property industry is preferred.
  • A knowledge of relevant lettings legislation
  • Excellent verbal and written communication skills.
  • Strong negotiation and sales abilities.
  • A customer-focused approach with the ability to build and maintain positive relationships.
  • Strong organisational and time management skills, with the ability to handle multiple tasks simultaneously.
  • High level of accuracy and attention to detail in managing paperwork and contracts.
  • Previous knowledge using Alto lettings/property management software would be a bonus.
  • Ability to adapt to changing market conditions and client needs.
  • Understanding of the property market and business acumen.
