Assistant Lettings Manager - Build to Rent

South East London

Role Overview:

Cobalt are seeking a motivated and experienced Assistant Lettings Manager to join a growing Build to Rent (BTR) team. This is a fantastic opportunity to be part of an exciting sector that focuses on creating high-quality, purpose-built rental communities designed for modern living. As the Assistant Lettings Manager, you will play a pivotal role in overseeing the leasing process, driving occupancy rates, and delivering an exceptional resident experience across our BTR developments.

Working within a customer centric environment, you will support the lettings team in maintaining high occupancy levels, ensuring rental targets are met, and fostering a sense of community within the vibrant BTR schemes across the South.

Key Responsibilities:
  • Lead the lettings process for Build to Rent developments, ensuring smooth operations from initial inquiry through to move-in.
  • Support the Senior Lettings Manager in implementing lettings strategies tailored to BTR, focusing on customer satisfaction, long-term tenancies, and minimal void periods.
  • Conduct property viewings, virtual tours, and community events to engage potential residents and showcase the lifestyle benefits of BTR living.
  • Work closely with marketing teams to promote available units, ensuring maximum exposure across online platforms and social media.
  • Conduct market research and competitor analysis to ensure rental rates remain competitive within the local BTR market.
  • Oversee the lettings team, providing leadership, training, and performance management to maintain high standards.
  • Ensure all lettings processes comply with current legislation, including Health & Safety, GDPR, and relevant landlord-tenant laws.
  • Collaborate with on-site Resident Services Managers to ensure a seamless resident journey and community engagement initiatives.
  • Monitor and report on key performance indicators (KPIs) such as occupancy rates, rental income, and lease renewals.
  • Liaise with asset managers and investors to provide updates on leasing performance and recommend strategies to optimize returns.
Desired Skills & Experience:
  • Proven experience in a lettings or property management role, preferably within the Build to Rent or residential leasing sectors.
  • Strong understanding of the BTR market, including trends in customer expectations, community engagement, and rental pricing.
  • Knowledge of relevant legislation, including Housing Acts, Landlord & Tenant Law, and Health & Safety regulations.
  • Exceptional leadership skills with experience in managing and developing high-performing teams.
  • Excellent customer service and interpersonal skills, with a focus on building long-lasting relationships with residents.
  • Strong organizational abilities and experience handling high volumes of administrative tasks efficiently.
  • Proficiency in property management software and Microsoft Office applications.
  • Results-driven, with a proven track record of meeting and exceeding occupancy and revenue targets.
  • A proactive and creative approach to problem-solving and continuous improvement.
