Senior Block Property Manager

A well-established, family run Block Management Company in a prestigious area of North West London is seeking an experienced Senior Block Manager to join our small, dedicated team. We pride ourselves on delivering high - quality management services and are looking for a motivated professional with a strong background in residential block management. The ideal candidate will be self-motivated, highly organized and capable of working both independently and collaboratively. Recognized industry qualifications are preferred.

Key Responsibilities:

  • Manage detailed annual budgets and communicating clearly with lessees/directors about anticipated expenditure and service charges
  • Ensuring compliance with Section 20 notice legislation, while consulting and keeping leaseholders informed throughout the process.
  • Overseeing major building projects in compliance with lease agreements, coordinating with surveyors and contractors, managing budget expenditures, and ensuring adherence to health and safety regulations.
  • Managing building insurance policies, ensuring appropriate coverage and handling claims when needed.
  • Organise and attend AGM meetings including the preparation and distribution of minutes.
  • Conduct property inspections and prepare detailed reports for the continued maintenance and upkeep of the buildings.
  • Review and comply with all Health and Safety reports including FRA, Asbestos reports, water hygiene etc.
  • Supervise daily maintenance issues by instructing and coordinating contractors, liaising with lessees, and working collaboratively with team members.

Skills Required:

  • Minimum 3 - 5 yrs experience in Block Management
  • IRPM/MTPI qualification preferably
  • Strong understanding of residential block management principles, Landlord & Tenant legislation, and Health & Safety practices
  • Ability in understanding budgets, service charges etc, working alongside the accounts team
  • Excellent written and verbal communication skills with the ability to build long-standing relationships with clients/directors
  • Organisational and time-management skills, with the ability to work independently on multiple tasks
  • Proactive and resourceful approach to problem solving
  • Good IT skills, proficient in Outlook, MS word, Excel
