Job Description:

My Client are seeking a highly skilled and experienced Senior Block Manager to join their dynamic team. As a leader in the property management industry, they pride themselves on delivering exceptional service and exceeding client expectations. This is a fantastic opportunity for an ambitious individual to contribute to our continued success and growth.

Responsibilities:

  • Oversee a portfolio of residential properties, ensuring the efficient management of all aspects of the block, including maintenance, repairs, and compliance.
  • Develop and maintain strong relationships with property owners, tenants, and contractors, acting as a primary point of contact for all property-related matters.
  • Prepare and manage service charge budgets, ensuring accurate financial forecasting and cost control.
  • Coordinate and attend Section 20 consultations, overseeing major works projects and ensuring compliance with relevant legislation.
  • Organise and chair Annual General Meetings (AGMs) and other stakeholder meetings, providing clear communication and guidance to all attendees.
  • Implement effective property management strategies, identifying areas for improvement and delivering exceptional customer service.
  • Provide guidance and support to junior team members, fostering their professional development and ensuring their adherence to industry standards.

Requirements:

  • Minimum of 5 years of experience in block management, preferably within a similar senior role.
  • Strong knowledge and experience in managing service charge budgets and conducting Section 20 consultations.
  • Proven track record of successfully organising and chairing AGMs and stakeholder meetings.
  • Comprehensive understanding of relevant property management legislation, including health and safety regulations.
  • Excellent communication and interpersonal skills, with the ability to build and maintain relationships with a diverse range of stakeholders.
  • Strong financial acumen and the ability to analyse and interpret financial data.
  • Self-motivated, proactive, and able to work autonomously, as well as part of a team.
  • IRPM or RICS qualification is desirable but not essential.
