Position: Property Manager

We are a well-established independent Block Management Property company in London looking for an experienced Property Manager to join our busy and friendly office.

General Responsibilities
  • Understand TPI practice standards and RICS Service Charge Management.
  • Exhibit excellent communication skills, both written and verbal, to provide superior customer service.
  • Demonstrate excellent time management and organisational skills.
  • Maintain files and perform other ad hoc tasks to ensure the smooth running of designated areas.
Property Management Responsibilities
  • Understand service charge budget setting and assist service charge accountants with year-end processes.
  • Effectively manage reactive and preventative maintenance.
  • Ensure compliance across your portfolio for all aspects of health and safety.
  • Manage insurance renewals effectively.
  • Attend AGMs and Directors' meetings.
  • Conduct regular inspections of residential blocks.
  • Supervise site staff.
Legal Responsibilities
  • Knowledge of the Landlord and Tenant Act.
  • Experience and knowledge of the Section 20 process and major works projects.
  • Understanding of legal service charge requirements.
  • Experience and knowledge of the licence to alter process.
  • Experience and knowledge of legal processes affecting the freeholder.
  • Manage leasehold sales enquiries and tasks associated with property transfers and sub-letting.
Required Skills and Qualifications
  • 2-3 years of experience.
  • Qualifications: ATPI (minimum), MTPI (preferred).
  • Excellent skills in negotiation, problem-solving, multitasking and stress management.
  • Understanding of how to create and maintain budgets.
  • Knowledge of local and national regulations for property management.
  • Ability to travel to sites when required.
