Our client based in Finchley are looking to appoint a property Manager to join their team. To deal with a portfolio of approximately 110 properties, your duties will include, advising and guiding landlords, dealing with day-to-day maintenance issues and liaising with tenants and contractors.

Your experience in a similar position within property is essential. They are looking for candidates who are highly motivated and enthusiastic with great work ethic. Responsibilities

  • To undertake the day-to-day management of a designated section of Goldschmidt & Howland’s managed property portfolio - approximately 110 residential properties based in North, North West and West London
  • Work closely with lettings teams to prepare properties for start of tenancies, ensuring all pre-tenancy requirements are carried out and checking properties before handover
  • Organising quotes with contractors for reported repairs and maintenance and obtaining approval from the landlord
  • Raise works orders to relevant contractors to maintain a log of all reported maintenance
  • To oversee all aspects of maintenance and repair work and to liaise with contractors to ensure timely completion of jobs
  • Liaising with tenants and landlords regarding repairs and maintenance and keep both parties updated
  • Ensuring all relevant safety certificates are valid and up to date for your portfolio
  • To be responsible for overseeing all aspects of health and safety within the managed properties and ensure compliance with current regulations and company procedures
  • Ensuring systems are kept up to date and always maintained
  • Liaising with accounts, lettings and tenancy progression departments
  • To check and approve all invoices received for payment and load to the lettings and management database (Veco) for payment in a timely manner
  • Oversee management of utility accounts and ensure demands are correct and load on to the system for payment in a timely manner. Requesting funds from landlords when required
  • Maintain own diary and schedule property inspections / carry out property inspections / prepare reports for landlords
  • Oversee end of tenancy process
  • Costing dilapidations with landlords
  • Negotiating deposit returns with tenants and landlords
  • Uploading claims to the Tenancy Deposit Scheme
  • Prepare a monthly report
