- Managing a portfolio of between approx. 100-110 residential AST properties.
- Obtaining quotes from contractors and arranging maintenance works.
- Dealing with maintenance requests and scheduling work orders.
- Liaising with Landlords and tenants in a timely fashion and providing a high standard of service at all times.
- Carry out periodic property inspections.
- Ensuring the entire managed portfolio are fully compliant (GSIs/EICRs/EPCs/PAT Testing/ Legionella Tests/Cylinder Servicing)
- Approving all works with landlords and updating them pre- and post-completion
- Serving Section 21 notices
- Dealing with security deposit returns, dilapidations and calculating any deductions.
- Booking check ins and check outs and arranging end of tenancy cleans.
- 18 months experience minimum working in Property Management.
- ARLA qualified not essential but highly advantageous.
- Good understanding of the residential lettings and management process and legislations.
- Excellent customer service skills.
- A natural problem solver, strong communicator and good at building strong relationships with clients.
- Good multi-tasking skills - able to spin multiple plates.
- Ability to manage their own workload and prioritise jobs as necessary from most urgent to least urgent.
- Efficient and able to meet deadlines, respond to emails promptly.
- Excellent literacy skills
