Job Title: Property Manager

Location: London (Cannon Street) onsite, 5 days a week

Salary: up to £40.000 depending on experience.

Permanent contract & F/T. Monday to Friday 9AM to 6PM. 20 days of holidays + BH.

An exciting opportunity has arisen for an experienced Property Manager to join a boutique property development company based in the City and manage both commercial and residential properties.

We are looking for a Property Manager ideally coming from a developer / landlord company.

Key Responsibilities:

  • Ensure that all units are properly maintained and in compliance with health& safety, fire and building regulations.
  • Organize regular inspections, preventive maintenance, and repairs (e.g., plumbing, electrical systems, heating/cooling).
  • Act as the primary point of contact for tenant inquiries, complaints, and requests. Address tenant concerns promptly and maintain positive tenant relationships. Ensure tenants are aware of and comply with lease terms.
  • Conduct all property management duties for the portfolio including- viewings, processing renewals, arranging inventory and check-out appointments, managing ASTs, serving notices and managing deposits.
  • Establish relationships with reliable contractors, suppliers, and service providers. Oversee contracted work such as planned and reactive maintenance, repairs, and cleaning, for both residential and commercial properties.
  • Market vacant units, conduct tenant screenings, and manage leasing processes.
  • Handling deposit and refund process at the end of the tenancy if applicable.
  • Ensure timely collection of rents for both residential and commercial tenants. Implement and manage payment processes, including reminders for overdue rent and enforcement of penalties.
  • Provide assistance with preparing annual budgets, and forecasting income and expenses, including property taxes, insurance, and maintenance costs.
  • Ensure that work is completed to a high standard, within budget, and in a timely manner.

Requirements:

  • Bachelor’s degree in Property Management, Real Estate, Business Administration, or a related field.
  • Minimum of 3+ years of experience in property management and maintenance.
  • Strong understanding of local landlord-tenant laws, health and safety regulations
  • Familiarity with leasing terms, council tax, business rates, contract negotiation, and tenant management.
  • Excellent communication and negotiation skills to manage tenant relationships, contractor agreements
  • Strong planning and organizational skills to handle multiple properties and ensure timely rent collection, maintenance, and tenant services.
  • Financial acumen to handle budgeting, rent collection, and expense management.
  • Problem-solving skills to address tenant issues and maintenance problems.

  • Confident with MS Office (Outlook, Excel and Word)

  • Flexibility to address urgent matters or attend maintenance activities outside of normal business hours if required
  • The ideal candidate is London-based (within M25)
