- Serve as the primary point of contact for your designated portfolio, building and maintaining strong client relationships.
- Maintain exceptional communication standards with both landlords and tenants.
- Conduct property visits, including pre-tenancy and mid-tenancy inspections.
- Handle property insurance claims efficiently and effectively.
- Foster and maintain positive relationships with contractors.
- Manage end-of-tenancy tasks, including assessing deductions, processing deposit releases, and de-registration.
- Collaborate with the finance team to manage costs and address arrears.
- Provide property access as required.
- Evaluate and resolve maintenance issues by prioritising urgency and importance.
- Conduct and analyse property inspection reports, advising landlords with relevant recommendations.
- Negotiate dilapidation settlements for landlords within your managed portfolio.
- Notify utility companies and local councils of tenancy changes and provide meter readings.
- Verify contractor invoices against work orders and liaise with the accounts team for timely payment.
- Ensure deposit returns are completed within a 10–14 day timeframe, mediating disputes where necessary.
