Property ManagerBased in the City Centre of London £30k - £35kFull time in the officeKey Responsibilities:
  • Maintenance & Compliance:
    • Ensure all properties meet health & safety, fire, and building regulations.
    • Organise regular inspections, preventive maintenance, and necessary repairs (e.g., plumbing, electrical, HVAC systems).
  • Tenant Relations:
    • Serve as the primary point of contact for tenant inquiries, complaints, and requests.
    • Address tenant concerns promptly while fostering positive relationships.
    • Ensure tenants understand and adhere to lease terms.
  • Property Management:
    • Oversee property management tasks, including tenant viewings, renewals, inventory management, and check-out processes.
    • Handle tenancy agreements (ASTs), serve notices, and manage deposit processes.
  • Vendor Management:
    • Build and maintain relationships with reliable contractors, suppliers, and service providers.
    • Oversee contracted work, including planned and reactive maintenance, repairs, and cleaning for both residential and commercial units.
  • Leasing & Marketing:
    • Market vacant properties, screen prospective tenants, and manage the leasing process.
    • Utilize digital marketing platforms to advertise vacancies and communicate with tenants.
  • Rent Collection & Financial Management:
    • Ensure timely rent collection for residential and commercial properties.
    • Implement payment processes, follow up on overdue payments, and enforce penalties if necessary.
    • Assist in preparing annual budgets and forecasting property income and expenses (e.g., taxes, insurance, maintenance).
  • Quality Assurance:
    • Ensure all work is completed to high standards, within budget, and on time.
    • Monitor contractor performance and adherence to agreements.
  • General Support:
    • Flexibility to handle urgent matters or attend to maintenance tasks outside of regular working hours.
Requirements:
  • Experience:
    • Minimum of 2 years in property management, including maintenance oversight.
  • Knowledge & Skills:
    • Strong understanding of local landlord-tenant laws, health & safety regulations, and leasing terms.
    • Proficient in council tax, business rates, contract negotiation, and tenant management.
    • Financial acumen for budgeting, rent collection, and managing expenses.
    • Excellent communication and negotiation skills for managing tenant and contractor relationships.
    • Strong organisational and multitasking abilities.
    • Proficiency in MS Office (Outlook, Excel, Word) and familiarity with property management software.
    • Attention to detail with a problem-solving mindset.
    • Willingness to learn and adapt.
  • Preferred Attributes:
    • Experience supervising third-party contractors.
    • Ability to manage expectations of tenants and internal stakeholders.
    • Based in London (within the M25).
