Block ManagerSalary: £60-70k per annum Location: Hampstead, NW LondonWe are seeking a highly motivated and experienced Block Manager to join a lovely business in Hampstead. As a Block Manager, you will be responsible for overseeing the management of the block property portfolio. Your role will involve managing a Junior Block Manager while also actively contributing to the growth and development of the block management department.Key Responsibilities of the Block Manager:

  • Team Management: Lead and mentor a team of block managers, ensuring their effective performance and development.
  • Block Management: Oversee the day-to-day management of the block property portfolio, including:
  • Handling property maintenance issues reported by leaseholders and residents.
  • Conducting site inspections and creating detailed reports.
  • Obtaining quotations for maintenance works and sourcing contractors.
  • Managing the progress of maintenance issues and ensuring timely completion.
  • Holding and attending AGMs.
  • Managing health and safety and fire risk assessments.
  • Issuing Section 20 Notices.
  • Liaising with chartered surveyors during major work projects.
  • Liaising with insurance brokers for policy renewals.
  • Dealing with service charge and ground rent collections.
  • Drafting annual service charge budgets and demand letters.
  • Business Development: Contribute to the growth of the block management department by identifying new business opportunities and developing strategies to expand the portfolio.

Required Skills and Experience:

  • Proven experience in block property management.
  • Strong knowledge of property management budgets and financial management.
  • Experience in serving Section 20 Notices.
  • AIRPM qualified (preferred but not essential).
  • Excellent communication and interpersonal skills.
  • Strong organisational and time management abilities.
