Job Description:

We are looking for an experienced and motivated Block Manager to join our property management team. The Block Manager will be responsible for overseeing the day-to-day management of residential blocks, ensuring they are well-maintained, safe, and compliant with regulations. This role requires excellent organizational, communication, and problem-solving skills, as well as the ability to manage relationships with residents, contractors, and other stakeholders.

Key Responsibilities:

  • Block Management: Manage a portfolio of residential blocks, ensuring they are well-maintained and compliant with all regulatory requirements.
  • Health and Safety: Ensure that all health and safety regulations are adhered to, conducting regular inspections and implementing necessary actions to address any concerns.
  • Service Charge Management: Oversee the preparation and administration of service charge budgets, working with the finance team to ensure transparency and accuracy.
  • Maintenance Coordination: Manage day-to-day and planned maintenance activities, ensuring timely responses to repairs and regular upkeep of communal areas and facilities.
  • Contractor Management: Source, liaise with, and oversee contractors and service providers for cleaning, repairs, and other essential services.
  • Compliance: Ensure compliance with relevant property legislation, including lease agreements, fire safety regulations, and other statutory requirements.
  • Leaseholder & Tenant Liaison: Act as the primary point of contact for leaseholders and tenants, addressing any concerns, inquiries, or complaints promptly and professionally.
  • AGM and Meetings: Organize and attend Annual General Meetings (AGMs) with leaseholders, prepare reports, and provide updates on block management activities.
  • Insurance: Ensure that appropriate insurance coverage is in place for each block, handling claims where necessary.
  • Property Inspections: Conduct regular inspections of blocks to monitor the condition of communal areas, identifying and addressing any issues.
  • Record Keeping: Maintain accurate records, including property documentation, maintenance logs, and financial reports.
  • Service Improvement: Continuously look for ways to improve the service offered to residents and leaseholders, ensuring a high level of customer satisfaction.

Key Skills & Qualifications:

  • Experience: Minimum 2-3 years of experience in block or property management, with a proven track record of managing residential developments.
  • Knowledge of Regulations: Strong knowledge of property management regulations, including health and safety, fire regulations, and leasehold law.
  • Organisational Skills: Ability to multitask, manage time effectively, and prioritize workloads to meet deadlines.
  • Financial Acumen: Experience in preparing and managing service charge budgets, with the ability to interpret financial reports.
  • Communication Skills: Excellent verbal and written communication skills, with the ability to build relationships with residents, contractors, and stakeholders.
  • Problem Solving: Strong problem-solving skills with the ability to address and resolve issues efficiently.
  • Customer Service: A strong focus on customer service, with the ability to manage complaints and feedback in a professional manner.
  • IT Proficiency: Proficient in Microsoft Office Suite (Excel, Word, Outlook) and experience using property management software.
  • Professional Qualifications: Ideally, IRPM (Institute of Residential Property Management) or RICS (Royal Institution of Chartered Surveyors) qualification or working towards them.

Preferred Qualifications:

  • Experience managing large residential blocks or mixed-use developments.
  • Knowledge of Section 20 procedures and major works planning.
  • Membership or certification with property management bodies such as IRPM or ARMA.
