Job Title: Prime Property Manager/ Senior Property Manager

About the Company: My client is a well-established and prestigious Estate Agency with two offices in Prime Central London. This position will be based out of their Chelsea office. They have a reputation for excellence in managing high-end residential properties. With a focus on delivering outstanding service to both landlords and tenants, they pride themselves on maintaining the highest standards of compliance and customer care.

Role Overview: My client is seeking an experienced proactive and organised Property Manager to join their dynamic team. This role involves managing the day-to-day operations of the lettings and property management department, ensuring compliance, and supporting the Group Operations Director. The successful candidate will work closely with the Operations and Lettings teams to maintain and enhance the quality of service provided.

Key Responsibilities:

  • Property Management:
    • Manage a prime portfolio of around 80 properties.
    • Oversee general day-to-day property maintenance, liaising with tenants, contractors, and landlords.
    • Update and maintain all relevant computer systems related to property management.
    • Assist in managing larger projects, including refurbishment efforts.
    • Organise property inspection visits and provide detailed reports to landlords.
    • Visit newly managed properties to create a comprehensive management blueprint.
    • Ensure all properties meet certification and compliance requirements.
  • Tenancy Management:
    • Coordinate pre-tenancy maintenance for new deals.
    • Negotiate and manage tenancy renewals, including documentation.
    • Handle tenancy terminations, including paperwork, end-of-tenancy procedures, and deposit returns.
    • Manage inventory checkouts, deposit returns, and other tenancy-related changes such as sharer changes, surrenders, and annual rent increases.

Qualifications and Skills:

  • Experience in residential lettings property management is essential.
  • ARLA qualification is desirable, though not essential; my client will support obtaining this qualification post-probation.
  • Experience with FixFlo management dashboard is a bonus but not required.
  • Proficiency in Microsoft Office Suite and Outlook.
  • Strong communication skills, with the ability to interact effectively with high-net-worth clients.
  • Excellent relationship management skills and a strong work ethic.
  • High attention to detail and organizational ability, with the capacity to multi-task.
  • Problem-solving skills and a willingness to learn new skills.
