Property Maintenance Officer
Location: Citywide (based on service needs)
Hours: Monday to Friday, 36 hours per week (full-time office-based)

We are seeking an experienced Property Maintenance Officer to join our Property Services team, working across the city to ensure the highest standards of maintenance and repairs for our housing stock. This role reports directly to the Senior Property Surveyor and will involve close collaboration with internal teams, external contractors, and residents to deliver exceptional service.

Key Responsibilities:

  • Conduct regular inspections of the external and communal areas of properties to identify necessary repairs and maintenance, prioritizing urgent needs.
  • Collaborate with Housing services to ensure seamless service delivery and improved customer satisfaction.
  • Manage the flexible allocation of resources within the Property Services Division to handle fluctuations in workload.
  • Work with the Property Planning and Assets Team to highlight key investment areas for inclusion in major works programs.
  • Provide technical support and ensure compliance with contractual obligations for the repairs term partnering contract.
  • Ensure compliance with health and safety regulations in all repair and maintenance activities, providing expert advice on applicable construction laws.
  • Oversee the quality of repairs in residents' homes, ensuring all work is completed to a high standard and in line with contract requirements.
  • Address complaints and disrepair claims swiftly and thoroughly, ensuring proper documentation.
  • Manage claims for work covered by the Council's insurance policy and ensure team members are familiar with policy terms.
  • Conduct post-inspections of buildings, resident homes, communal areas, and grounds, using Site Audit Pro or equivalent systems.
  • Manage contract variations, payment approvals (up to 1,500), and ensure compliance with Section 20 limits.
  • Process contractor cancellation requests and oversee the pre-inspection process, including coordinating with residents and ensuring inspection data is correctly logged.
  • Maintain detailed records of Section 20 paperwork and insurance claims, providing timely responses to defend or confirm cases when required.

What We Are Looking For:

  • Strong knowledge of building pathology and a minimum of 5 years' experience in responsive repairs, ideally within the Housing sector.
  • Excellent customer service and communication skills, with the ability to manage resident expectations and resolve issues efficiently.
  • Reliability and attention to detail, with the ability to work methodically and accurately.
  • Proven ability to identify and solve problems, organize and prioritize work, and meet quality standards in a fast-paced environment.
  • Commitment to collaboration and teamwork, ensuring smooth operations across different teams.

Skills & Qualifications:

  • Proficiency in IT systems and software, including Orchard and Site Audit Pro.
  • Strong literacy and numeracy skills, with the ability to communicate effectively via phone, in writing, and face-to-face.
  • Evidence of continued professional development and a commitment to maintaining up-to-date industry knowledge.
