Senior Property Manager | Greater London | Full Time | £40,000 - £43,000 per annum

What will your role look like?

Operational Oversight:

  • Meet with property managers, admin, and lettings teams to review priorities and issues
  • Ensure timely maintenance responses and follow-up on repairs
  • Plan and occasionally join property inspections
  • Approve leases, renewals, and terminations; handle escalated issues

Client & Stakeholder Communication:

  • Provide regular updates to property owners on key issues
  • Address major concerns with property owners in scheduled meetings
  • Assist in preparing financial and occupancy reports
  • Discuss and negotiate lease renewals

Team Leadership & Development:

  • Lead and provide feedback to the property management team
  • Organise training to enhance team skills and industry knowledge
  • Conduct reviews and set development plans
  • Facilitate cross-training within the company

Financial Management:

  • Monitor budget and spending to ensure efficiency
  • Assist in tracking rent payments and managing arrears
  • Review expenses to identify cost-saving opportunities

Compliance & Risk Management:

  • Ensure properties meet all legal and licensing requirements
  • Conduct risk assessments and mitigate liabilities

Tenant & Community Relations:

  • Oversee tenant relations and resolve major issues
  • Manage escalated complaints to ensure satisfactory outcomes

Administrative Tasks:

  • Ensure proper document handling and vendor relationships
  • Review and approve financial documents

Property Furnishing & Staging:

  • Coordinate property staging and ensure alignment with market standards
  • Address issues with property managers and new inventory

Senior Property Manager:

  • Report to Managing Director and Branch Manager
  • Ensure full compliance in day-to-day operations
  • Manage and develop the Property Management and Admin team
  • Assist in recruitment and training
  • Oversee contractor appointments and repairs
  • Implement procedures across residential and student departments
  • Ensure 100% compliance with HMO regulations, local licenses, safety tests, and ICO regulations
