Senior Property Manager

We are currently working with a managing agent that specialises in high-end properties. They require a new Senior Property Manager to oversee three to four mixed-use developments in London.

Main duties of the Senior Property Manager:

  • Overseeing day to day maintenance of one leasehold scheme
  • Carry out regular site visits to ensure all buildings are in good order.
  • Attend client meetings, including AGM鈥檚 and Directors meetings.
  • Manage the project management of Section 20 consultations, major internal and external works along with the relevant surveyor or relevant professional consultant.
  • Ensure effective communications with residents and client, in a timely and diligent manor.
  • Manage electronic data and e-mails and ensure all client files are updated.
  • Dealing with email and telephone enquiries from lessees, subtenants, contractors and client.
  • Ensure compliance with and enforcement of lease terms and statutory requirements.
  • Sign off and approve weekly invoices.
  • Produce service charge budgets including preparing reserve and capital expenditure report for the forthcoming years
  • Oversee budget, yearend accounts and quarterly client statement process to ensure that timescales are met and review accounting information to ensure accuracy.
  • Manage expenditure against budget throughout the financial year and produce reports as required to the Directors
  • Ensure insurance claims are being processed efficiently and correctly (in conjunction with the maintenance team).
  • Circulate information to residents concerning management issues.
  • Ensure Health & Safety regulations are adhered to on all sites and that General and Fire risk assessment recommendations are implemented via maintenance.
  • Review and agree all circular & client correspondence including newsletters ensuring that communication is regular and accurate

Experience required:Senior Property Manager - Block Manager

路 Worked in block property management

路 Good knowledge of budgets

路 Experience of serving section 20 notices

路 AIRPM qualified, although not essential

路 Full UK driving licence

Salary: 拢55k to 拢65k
