Management Surveyor. Due to continued growth, OUR CLIENT are an established and recognised real estate investor and owner have appointed Trident to assist with the recruitment of a Management Surveyor who will be responsible for a commercial portfolio of London-based retail and industrial properties. You will be expected to hold the knowledge of standard terms found in commercial leases and be able to fully interpret lease terms from leasing documents.

THE ROLE: The selected Management Surveyor would be required to have prior experience carrying out the following responsibilities:

  • Negotiating and handling tenants' lease events including rent reviews, break clauses, and lease expirations.
  • Supervising the accuracy of property information within the system concerning leases, service charges, and insurance related to all leasing activities.
  • Preparing and approving demands, apportionments, and budgets for service charges.
  • Analysing tenant rent statements and investigating any discrepancies and variances.
  • Managing the annual renewal of insurance policies to ensure optimal value.
  • Handling all applications for consent, such as those for underlettings, assignments, and alterations.
  • Facilitating the billing of recoverable insurance premiums from relevant tenants and overseeing the management of insurance claims.
  • Reducing the costs associated with vacant property, such as mitigating business rates and utility charges.
  • Ensuring that statutory audits are conducted, documented, and accounted for in the service charges.
  • Handling all matters related to business rates.
  • Managing Section 20 procedures for major works and long-term service agreements.
  • Reviewing, negotiating and agreeing Heads of Terms with prospective tenants via instructed agents.
  • Providing guidance and oversight to letting agents for vacant commercial properties.

THE PERSON: You must meet the following requirements in order to apply for the position of Management Surveyor and be available to work in the office four days a week:

  • Have 5+ years' experience managing a commercial property portfolio.
  • Must have 'hands on' portfolio property management experience.
  • Must have 'hands on' rent review, lease renewal and lettings experience of commercial properties.
