Job Title: Surveyor / Clerk of Works
Location: Central London
Purpose of Position: We are seeking a skilled and dedicated Surveyor / Clerk of Works on behalf of our client. This role involves providing a range of surveying, inspection, and project management services to our commercial and residential portfolio teams.
Key Responsibilities:
Business Management and Administration:
- Recommend, appoint, and manage contractors within defined briefs.
- Assist in preparing project and annual budgets, expenditure, and cash flow forecasts.
- Provide advice on project costs and programs to commercial and residential teams.
- Supervise the maintenance of building records and project files.
- Liaise with contractors, tenants, residents, and internal teams, handling general correspondence.
Property Management:
- Manage and supervise tenant alterations, ensuring proper approvals and inspections.
- Handle insurance claims, liaising with tenants, insurers, loss adjusters, and valuers.
- Conduct estate inspections and supervise internal and external property redecorations.
- Oversee cyclical, planned, and reactive maintenance, and ancillary repairs.
- Assist with the Section 20 process for specific projects.
Refurbishment Projects:
- Manage smaller refurbishment and development projects, including Contract Administration and CDM responsibilities.
- Negotiate project proposals with external consultants, planning authorities, and English Heritage.
- Prepare preliminary cost plans for project appraisals and identify procurement routes.
- Recommend and select suitable consultants.
- Ensure projects and repairs are delivered on time, to budget, and to the required quality.
- Attend handovers of refurbished properties and ensure readiness for letting.
- Investigate postcontract defects and oversee rectification works.
- Liaise with the Accounts Department for additional information and clarification.
Qualifications Required:
HNC or OND Level qualification in Building Technology or equivalent trade/industry qualification.
CIOB (desirable).
Experience Required:
Project management.
Experience with JCT Contracts.
Building defect diagnosis.
Handling listed buildings.
Regular and planned maintenance processes.
Building procurement processes.
Conducting condition surveys.
Managing budgets effectively.
Skills/Technical Knowledge:
Health & Safety knowledge related to residential and commercial buildings.
Proficiency in Outlook, Word, Excel.
Knowledge of asbestos regulations.
General and up-to-date building construction knowledge.
CDM knowledge.
Experience with QUBE or other property management systems (desirable).
