Job Description: We are looking for a skilled and detail-oriented Voids Surveyor to join our Housing Maintenance team. In this role, you will be responsible for inspecting and surveying vacant properties (voids) to assess their condition, identify necessary repairs, and ensure compliance with health and safety standards. You will work closely with contractors, internal teams, and tenants to ensure properties are returned to a high standard, ready for re-let.

Key Responsibilities:

  • Conduct detailed void inspections on residential properties to assess condition and identify repairs required to bring properties up to the required standard for re-letting.
  • Prepare accurate reports and schedules of work for repairs and maintenance based on void inspections.
  • Coordinate and manage contractors to carry out repairs and maintenance works, ensuring work is completed to the required standards and within agreed timeframes.
  • Ensure void properties meet all legal, health, and safety regulations before they are re-let to tenants.
  • Liaise with other departments within the local authority, such as the Housing and Allocations teams, to ensure smooth processes for re-letting void properties.
  • Monitor the progress of void works, ensuring repairs are completed within budget and timescale.
  • Conduct quality assurance checks on completed repairs and ensure the work meets agreed specifications and standards.
  • Maintain accurate records of void inspections, repairs, and costs for reporting and budget purposes.
  • Liaise with tenants, contractors, and internal teams to address any issues or concerns during the void process.
  • Ensure effective communication and support with tenants regarding their move-in schedules and property readiness.
  • Stay up to date with current legislation, building regulations, and health and safety standards relating to housing maintenance and void management.
