Job Purpose:
To supervise a team of trade operatives, ensuring efficient maintenance and repair of housing stock. This role involves coordinating work schedules, overseeing on-site activities, ensuring health and safety compliance, and maintaining high-quality standards. The supervisor will act as a key link between residents, contractors, planning teams, and management.
Key Responsibilities:

Supervise and manage a team of tradespeople, including plumbers, carpenters, and maintenance staff.

Coordinate daily work schedules to ensure tasks are completed on time.

Conduct pre, in-progress, and post-inspections to ensure quality and compliance.

Mentor operatives and trainees, ensuring health and safety guidelines are followed.

Monitor performance of operatives and subcontractors, ensuring adherence to company standards and KPIs.

Control costs related to labour, equipment, and materials to minimise waste.

Provide technical guidance to tradespeople and support planning and customer service teams.

Address resident concerns and complaints promptly and professionally.

Collaborate with management to develop maintenance strategies, budgets, and schedules.

Ensure health and safety compliance, including conducting risk assessments.

Participate in an out-of-hours rota for repairs and maintenance.
Person Specification:
Essential:

Experience supervising repairs and maintenance in property management or social housing.

Trade qualification (e.g., plumbing, carpentry).

Strong knowledge of building maintenance and health and safety regulations.

Experience managing contractors and performance against SLAs.

Excellent organisational, communication, and leadership skills.

Ability to manage multiple tasks, solve problems, and meet deadlines.

Full driving licence and access to transport.
Desirable:

Health and safety certification (e.g., NEBOSH, IOSH).
