Our client, a leading Tier 1 contractor, is delivering a major hospital scheme in Kent, which includes specialist facilities such as a Stroke Unit and a Special Care Baby Unit. They are now looking to appoint an experienced Senior Design Manager to lead and manage the design process throughout the lifecycle of the project.

Role Overview:

As a Senior Design Manager, you will oversee both off-site and on-site design activities from pre-construction through to project delivery. You'll ensure that design solutions are compliant, coordinated, buildable, and cost-effective. This is a high-profile healthcare project, requiring an individual with strong technical understanding, leadership skills, and experience managing multi-disciplinary teams across complex building projects.

Key Responsibilities:

Pre-Contract (Tender Stage):

  • Review tender and employer's requirements to determine the remaining design scope.
  • Lead the development of design strategies and programmes.
  • Assess and appoint supplementary design consultants and subcontractors.
  • Coordinate tender stage design deliverables and ensure technical compliance.
  • Prepare technical submissions, design clarifications, and risk schedules.
  • Chair design workshops and liaise with stakeholders to ensure integrated solutions.

Post-Contract (Delivery Stage):

  • Formally appoint design teams and brief them on project expectations and deliverables.
  • Develop and manage the design programme and deliverables schedule.
  • Monitor the quality, progress, and compliance of all design documentation.
  • Lead coordination meetings, manage planning and regulatory approvals.
  • Support commercial teams in technical reviews of subcontractor tender returns.
  • Manage the design change control process and ensure all updates are captured in the as-built documentation.
  • Deliver lessons learned and continuous improvement insights at project close.

What We're Looking For:

  • Proven experience in a Design Manager or Senior Design Manager role, ideally within a Tier 1 contractor.
  • Strong knowledge of RIBA Stages 2-5 and the technical design/construction interface.
  • Healthcare or complex project experience preferred.
  • Excellent communication, leadership and problem-solving skills.
  • Ability to manage and influence internal and external stakeholders.
  • Sound understanding of BIM processes, CDM regulations, and BREEAM principles.
