Head of Property

Location: Hybrid (Predominantly remote with 1-2 days per week at our Head Office in Kemble, Wiltshire)

Salary: £75,000 - £80,000 per annum + up to £6,750 bonus + £5,500 car allowance

Contract Type: Permanent, Full-time (40 hours per week)

How You’ll Make an Impact

  • Develop and Execute Property Strategy - Align property decisions with business objectives to drive growth and expansion.
  • Site Acquisition & Management - Identify prime locations, negotiate leases, and manage property portfolios effectively.
  • Oversee Design & Construction - Lead store acquisitions, designs, refits, and construction projects, ensuring quality and efficiency.
  • Enhance Store Performance - Work with Retail and Operations teams to optimize store layouts, improve customer experience, and boost sales.
  • Manage Budgets & Costs - Control Capex and Opex budgets, optimize costs, and challenge service charges and insurance rates.
  • Innovate in Store Design - Introduce cost-efficient and sustainable methods for store refits and constructions.
  • Ensure Compliance & Safety - Work with Asset Protection to maintain compliance with health and safety regulations.
  • Lead & Inspire the Property Team - Foster a high-performance culture, setting clear goals and driving collaboration.
  • Build Key Relationships - Maintain strong relationships with landlords, contractors, and internal stakeholders.
  • Monitor Performance Metrics - Track KPIs such as budget adherence, project delivery timelines, and lease negotiations.
  • Improve Operational Efficiency - Implement new tools and processes to streamline property management operations.

You’ll Fit Right In If You Have…

  • Extensive Senior Property Management Experience - Proven track record managing multi-site commercial properties.
  • Commercial Real Estate Knowledge - Understanding of property trends, competitor strategies, and market opportunities.
  • Lease Management Expertise - Strong experience in negotiating lease terms and ensuring compliance.
  • Project Management Skills - Experience in site acquisition, design, construction, and store refits.
  • Health & Safety Compliance Knowledge - Familiarity with property-related safety regulations.
  • Strategic Thinking - Ability to align property strategies with wider business goals.
  • Team Leadership Experience - Proven success in leading and developing high-performing teams.
  • Budget Management Skills - Ability to manage and optimize Capex and Opex budgets.
  • Strong Negotiation Skills - Experience securing favourable lease terms and service agreements.
  • RICS Qualification (Preferred) - Professional membership or qualification with the Royal Institution of Chartered Surveyors (RICS).
  • Analytical & Data-Driven Approach - Ability to assess property performance and make informed decisions.
