Our client Crystalight Ltd. is a leading property management company dedicated to providing exceptional service and support for the landlord. Based in Malvern, they manage a diverse portfolio of properties across Birmingham, Malvern, Worcester, Cheltenham, Gloucester, and Cardiff. They are committed to maintaining high standards in property management and ensuring tenant satisfaction.

Position Overview:
They are seeking an experienced Property Manager to join our team. The ideal candidate will have a proven track record in property management, demonstrating strong organisational skills, excellent communication abilities, and a proactive approach to problem-solving. Having a provable history of handling practical tasks such as the following would also be beneficial.

  1. Routine Maintenance: Regular tasks such as cleaning common areas, End of tenancy cleans, fire and emergency light testing, instructing and managing a matrix of compliance schedules.

  2. Repairs: Addressing issues like plumbing leaks, electrical problems, and appliance malfunctions.

  3. Landscaping: Maintaining outdoor spaces, routine gardening schedules.

  4. Safety Inspections: Conducting regular checks to ensure compliance with safety regulations, including fire safety and building codes.

  5. Emergency Response: Being prepared for unexpected issues, such as natural disasters or urgent repairs.

  6. Tenant Relations: Communicating with tenants about maintenance issues and ensuring their needs are addressed promptly

This role requires daily travel to their properties, so a valid driving license and use of your own vehicle are essential.

Key Responsibilities:

  • Oversee the day-to-day operations of assigned properties, ensuring they are maintained to the highest standards.
  • Conduct regular property inspections and address maintenance issues promptly.
  • Build and maintain positive relationships with tenants, addressing their needs and concerns effectively.
  • Coordinate lease agreements, renewals, and terminations in compliance with legal requirements.
  • Manage rental payments, including collection and reconciliation of accounts.
  • Liaise with contractors and service providers to ensure timely and quality repairs and services.
  • Prepare and maintain property reports, budgets, and financial records.
  • Stay updated on property management laws and regulations to ensure compliance.
  • Implement and manage marketing strategies to attract new tenants.

Qualifications:

  • Proven experience as a Property Manager or similar role within the property management sector.
  • Strong understanding of property management principles, laws, and best practices.
  • Excellent organisational and multitasking abilities.

  • Outstanding communication and interpersonal skills.
  • Proficient in property management software and Microsoft Office Suite.
  • Ability to work independently and as part of a team.
  • Valid driving license and access to a reliable vehicle.
