Cobalt is working with a leading property management business looking for an experienced Building Manager to oversee a high-profile Grade A commercial office building in Manchester.

You'll be responsible for the day-to-day management of all hard and soft services on-site, ensuring that occupiers and visitors experience the very best service. Working in a prestigious, modern space, you'll be the go-to person for everything from compliance to client relationships, acting as a trusted and visible presence within the building.
Key responsibilities- Managing all on-site building services - ensuring smooth operation and high standards at all times.
- Building strong relationships with occupiers and service providers - acting as a key point of contact.
- Leading contractor management - including performance reviews, KPIs, and compliance.
- Overseeing health and safety, risk assessments, and statutory compliance - ensuring everything is well-managed and up to date.
- Supporting on budgeting, procurement, and service charge management - working closely with senior FM colleagues.
- Managing on-site staff and contractors - ensuring consistent and high-quality service delivery.
- Conducting regular building inspections and audits, identifying and addressing issues proactively.
We're looking for someone with proven experience managing commercial office buildings, ideally high-profile or Grade A spaces. You'll have a strong understanding of both hard and soft FM services, including managing contractors and ensuring compliance. A confident communicator, you'll be comfortable engaging with tenants, contractors, and senior stakeholders alike, and you'll bring a proactive, self-starting approach - someone who takes ownership and drives results. Health and safety qualifications such as NEBOSH or IOSH are desirable, but your ability to deliver exceptional service and manage a building independently is what will really make you stand out.
