Cobalt is partnering with a well-established national property management company to find a Facilities Manager to take ownership of a portfolio of commercial properties across the Greater Manchester area. This position has arisen due to an internal promotion - a genuine reflection of the company's commitment to career development and progression.
You'll be responsible for the day-to-day facilities management across your portfolio, covering all aspects of hard and soft services, compliance, service partner performance, and tenant liaison. You'll have support from internal teams, but this is very much a self-managed role, ideal for someone who enjoys variety and autonomy while delivering a consistently high standard of service.
Key responsibilities will include:
- Managing the delivery of hard and soft FM services across a mixed commercial portfolio.
- Monitoring contractor performance, chairing regular contract reviews, and ensuring KPIs and compliance standards are met.
- Working closely with occupiers, service partners and on-site staff to ensure the smooth running of each property.
- Undertaking regular site visits and full building inspections, using reporting tools and FM platforms.
- Supporting with service charge budgeting, procurement, and invoice validation.
- Managing health, safety and environmental compliance - including ensuring all statutory obligations are met.
- Using FM systems (e.g. Elogbooks) to track work orders, compliance documents and reactive maintenance.
- Implementing and reviewing business continuity and emergency plans for each site.
- Providing support, coaching and development to on-site teams where applicable.
You'll need experience managing multi-site commercial portfolios, with a good understanding of landlord responsibilities, building compliance, and health and safety legislation. You'll also be confident managing contracts and service providers, with the ability to balance reactive work and long-term planning.
You'll be a strong communicator, well-organised and proactive. An IOSH is essential, with IWFM membership being an added plus but not required.
