Job Title: Commercial Manager

About the Role:
We are seeking an experienced and detail-oriented Commercial Manager to oversee our roofing and construction projects. You will play a crucial role in ensuring the financial and contractual success of each project, from initial budgeting and procurement to final account settlements. This position requires strong leadership, analytical skills, and the ability to effectively communicate with stakeholders at all levels.

Key Responsibilities:

Estimating and Budgeting

  • Conduct thorough assessments of estimates against tender documents prior to accepting orders.
  • Develop accurate project budgets and cost plans that align with client requirements and company objectives.

Procurement

  • Manage the procurement process, including document preparation, bid evaluations, contract negotiations, and supplier selection.
  • Collaborate with suppliers to procure high-quality materials at competitive prices while meeting project specifications.

Contract Management

  • Administer contracts and maintain strong relationships with clients, subcontractors, and suppliers throughout the project lifecycle.
  • Ensure compliance with contract terms and resolve any disputes or variations promptly.

Cost Control and Monitoring

  • Implement effective cost control measures to track project expenditures and identify opportunities for cost savings.
  • Monitor project progress against budgetary targets, identifying deviations and implementing corrective actions as required.

Financial Reporting and Analysis

  • Generate regular financial reports and forecasts to provide stakeholders with insights into project performance and financial health.
  • Provide strategic recommendations to improve profitability and efficiency.

Valuations and Final Accounts

  • Conduct site visits to measure and value completed work, including materials on-site and variations from the original scope.
  • Submit and negotiate valuations with clients to ensure optimal cash flow and profitability.

Risk Management

  • Identify potential project risks and develop proactive risk mitigation strategies in collaboration with Contracts Managers.

Quality Assurance

  • Ensure adherence to quality standards and industry best practices throughout the project lifecycle.
  • Conduct site inspections and quality audits to monitor workmanship and address any deficiencies promptly.

Client Communication

  • Serve as the primary point of contact for clients on cost-related matters, providing updates and enhancing client satisfaction.

Required Skills and Competencies:

  • Estimating: Ability to accurately estimate costs for materials, labor, and resources required for projects.
  • Contract Administration: Strong understanding of construction contracts, variations, and claims.
  • Procurement: Knowledge of tendering, supplier selection, and contract negotiation.
  • Financial Management: Proficiency in financial analysis, budgeting, and cost control throughout the project lifecycle.
  • Risk Management: Ability to identify and mitigate risks related to project costs, schedules, and quality.
  • Attention to Detail: Meticulous approach to tasks, ensuring accuracy in cost estimations and contract administration.
  • Negotiation: Effective communication skills for reaching mutually acceptable agreements.
  • Leadership: Capacity to lead and motivate project teams to achieve goals.
  • Problem Solving: Strong analytical and creative problem-solving skills.

Qualifications:

  • HNC/HND in Construction Management, Quantity Surveying, or a related field.
  • Previous experience in a commercial management role within the construction industry.
  • Familiarity with building regulations, standards, and compliance requirements.
  • Valid driver's license and willingness to travel to project sites as needed.
