Mobilisation Manager - Build to Rent and Single-Family Housing

Location: Manchester, UKSalary: Based on experience so negotiable, £50,000+ and discretionary bonus

We are searching for an experienced Mobilisation Manager to join an expanding and dynamic Build to Rent and Single-Family Housing operator. This is a fantastic opportunity for a driven individual to oversee and execute the mobilisation of new assets, working closely with internal teams and key stakeholders to deliver high-quality residential properties and create vibrant communities.

Role Overview

As the Mobilisation Manager, you'll take ownership of project management for the mobilisation of new asset groups or acquisitions. You will lead efforts to ensure each development is ready for resident occupation, working with multi-disciplinary teams to develop and deliver against detailed mobilisation plans. This position is crucial to ensure developments meet market standards and offer a seamless experience for residents.

Key Responsibilities

Project Management

  • Develop and implement a project plan for the mobilisation of new assets, maintaining a live mobilisation tracker.
  • Lead regular mobilisation meetings with key stakeholders, setting clear deliverables, timelines, and ownership of specific actions.
  • Track and report progress, using dashboards to highlight performance, address any issues, and meet mobilisation dates.

Development Stage

  • Collaborate with Investment and Development teams, providing insights on design, rental valuations, management considerations, and mobilisation requirements.
  • Support marketing initiatives, including setting up show homes, developing on-site marketing collateral, and creating resident welcome packs.
  • Assist with the selection of suitable furnishings for each scheme, ensuring alignment with operational budgets.

Pre-Handover

  • Set, communicate, and report on unit release schedules in line with target dates.
  • Coordinate activation of utilities, council tax accounts, and insurance within the project timeline.
  • Provide necessary documentation to the maintenance team and oversee the installation of furnishings.

Preparation for Handover with Resident Services

  • Manage a smooth handover process to the Resident Services team once each scheme reaches a specified occupancy level.
  • Develop a resident handbook and scheme-specific policies, while finalising all relevant building documentation.
  • Prepare the Resident Services team, providing training on building specifics, compliance, and health & safety policies.

Post-Handover

  • Conduct regular walk-throughs of new schemes with Resident Services to identify and resolve any issues.
  • Capture and communicate lessons learned from each mobilisation to improve future processes.
Corporate Responsibilities
  • Represent the organisation positively, managing budgetary responsibilities in line with financial policies.
  • Promote organisational values and adhere to all corporate policies, including GDPR, health and safety, and regulatory compliance.
Experience and Competencies
  • Demonstrated experience in asset mobilisation within the Build to Rent sector.
  • Knowledge of property valuation, industry regulations, and residential lettings compliance.
  • Proficiency in Excel and Word, with excellent planning, presentation, and communication skills.
  • Strong stakeholder management, with experience in building effective relationships across departments and with third-party providers.
  • Ability to meet strict deadlines in a customer-focused environment and understanding of PPM and compliance requirements.
