Property Services Manager

  • Salary: £46,000 + car allowance
  • Location: Manchester City Centre (Fully onsite role) (1 visit per quarter to other buildings UK & Ireland based)
  • Hours: Mon-Fri (9am-5pm)
  • Contract: Permanent

Role Overview:

We are seeking an experienced Property Services Manager with a strong engineering background and hands-on technical expertise-ideally, a former engineer or technician. In this role, you'll manage the day-to-day operations of our portfolio of seven buildings across the UK and Ireland, ensuring all facilities are safe, efficient, and fully operational.

Key Responsibilities:

  • Building Services Management: Oversee maintenance of essential building services (HVAC, lifts, structural integrity) and ensure compliance with all regulations.
  • Contractor Management: Coordinate and monitor contractor performance, ensuring value for money and driving continuous improvement in service delivery.
  • Health, Safety & Compliance: Ensure strict adherence to health, safety, and environmental standards, including managing risk assessments and safety protocols.
  • Tenant Relations: Act as the main contact for tenants and building users, facilitating clear communication and exceptional service delivery.
  • Planned Preventative Maintenance (PPM): Develop and implement PPM strategies, including forecasting major refurbishments and equipment replacements.
  • Sustainability Initiatives: Lead initiatives to reduce carbon emissions and improve EPC ratings by implementing energy-efficient practices.
  • Budget Management: Oversee lifecycle, operational, and maintenance budgets, while identifying cost-saving opportunities.

Qualifications & Experience:

  • Engineering Background: Essential to have an engineering background with hands-on experience in building services or facilities management, ideally with past experience as an engineer or technician.
  • Professional Membership: Membership in a recognised professional body (e.g., IET) is desirable.
  • Technical Skills: Deep understanding of building systems and the ability to supervise repairs effectively.
  • Compliance Knowledge: Familiarity with ISO standards and statutory compliance in building safety.
  • Interpersonal Skills: Strong communication and relationship-building skills.
