Job Summary:

We are seeking an experienced and highly organised Property Manager to oversee the daily operations of our portfolio of student properties. The successful candidate will be responsible for all aspects of property management, ensuring our properties are well-maintained, compliant, and meeting tenant expectations. This role requires someone who can work autonomously, manage multiple priorities, and adapt to the dynamic needs of student tenants.

About Us:

Central Properties is a private property lettings business with over 36 years’ experience. We are based in Fallowfield, Manchester and specialise in student accommodation. We have a large property portfolio with a selection of property types reflecting the varying needs of the tenant in terms of price, location and facilities offered.

Our Portfolio can accommodate groups of students requiring three bedrooms up to eleven bedrooms. All properties advertised are wholly owned by Central Properties, so we have a personal interest in their standard and upkeep.

We feel that we really know what students want from their accommodation and expect from their landlord. Our reputation is important to us and we pride ourselves on the quality of our accommodation and our excellent customer service.

Key Responsibilities:

  • Manage day-to-day operations of a portfolio of student properties, including tenant relations, maintenance, and compliance with health and safety regulations.
  • Act as the main point of contact for tenants, handling enquiries, resolving complaints, and managing any tenancy-related issues.
  • Coordinate property maintenance, repairs, and inspections, ensuring all issues are addressed in a timely manner.
  • Advertise properties, handle property enquiries, book and conduct property viewings.
  • Draft tenancy documents and other paperwork.
  • Oversee tenancy changeovers, completing tenant inductions and check out inventories.
  • Manage the administration of tenant deposit including deposit collection, registration, and returning at end of tenancy.
  • Manage rent collection and arrears, ensuring efficient financial management of the portfolio.
  • Liaise with contractors and service providers to ensure the highest standards of service are delivered.
  • Stay up-to-date with local housing laws and regulations, ensuring the properties remain fully compliant.
  • Handle emergencies and out-of-hours issues, occasionally requiring flexibility outside normal working hours.

Requirements:

  • Proven experience in property management, ideally within the student housing sector.
  • Knowledge of property maintenance, health and safety, and tenancy laws.
  • Excellent communication and customer service skills.
  • Strong organisational skills with the ability to manage multiple tasks simultaneously.
  • IT proficiency is an absolute must.
  • Ability to work independently and make decisions with minimal supervision.
  • Valid driver’s license and access to a vehicle.
