Job Title: Quantity Surveyor (New Build & Refurbishment)

Salary: £45,000 (negotiable, up to £55,000 based on experience) + Car Allowance

We are an established and reputable main contractor based in Lancashire, specializing in a wide range of construction projects including new builds, design & build (D&B), and refurbishments. With a strong and growing pipeline of projects, we are looking to expand our team and bring in a skilled Quantity Surveyor to manage the financial and commercial aspects of our exciting new ventures. The first project will be a care/independent living space, followed by a variety of projects in the £500K - £2M range.
Role Overview:
As a Quantity Surveyor with our team, you will be responsible for managing the cost and commercial aspects of new build, design & build, and refurbishment projects. You will work closely with architects, subcontractors, and other key stakeholders to ensure projects are delivered on time, within budget, and to the required specifications. This is an excellent opportunity for an experienced QS to take on high-budget projects and grow within a supportive and dynamic team.
Key Responsibilities:
Cost Management: Oversee the cost control, budgeting, and financial management of multiple projects, ensuring they are completed within the agreed budgets and timeframes.
Negotiation & Procurement: Take the lead on negotiating prices with subcontractors and suppliers, ensuring best value for money while maintaining high-quality standards.
Client & Stakeholder Liaison: Work closely with clients, architects, and design teams to ensure projects align with client expectations and design specifications.
Contract Management: Manage contracts, ensuring the terms are adhered to and resolving any contractual issues that may arise during the project lifecycle.
Reporting: Prepare and maintain detailed cost reports, cash flow forecasts, and financial projections for senior management and clients.
Project Oversight: Manage and monitor all commercial aspects of your assigned projects, ensuring timely delivery, quality, and profitability.
Team Collaboration: Work alongside other members of the commercial team, reporting to the Senior Commercial Manager, and providing support to junior staff when necessary.
Key Requirements:
Proven experience as a Quantity Surveyor with exposure to both new build and refurbishment projects (preferably in the £500K - £2M range).
Strong experience with Design & Build (D&B) contracts and managing multiple projects simultaneously.
Experience in negotiating contracts and managing subcontractors, suppliers, and budgets effectively.
Excellent communication skills, with the ability to liaise confidently with architects, clients, and internal teams.
Strong commercial acumen with the ability to manage and control budgets effectively.
Good understanding of the construction industry and the ability to stay up to date with trends, legislation, and best practices.
Degree in Quantity Surveying or a related field is preferred, but not essential if the candidate has equivalent experience.
Ideally, a minimum of 3 years' experience as a QS, with the ability to manage projects independently.
